Texas-based Zonability has created a user-friendly platform to search for zoning information. The aim of Zonability is to create a resource that allows the user access to current zoning information in a city. This will grant people the ability to search for information on a specific property or a neighborhood. The information will be available at the users finger tips and they will not have sort through municipal zoning documents.

While taking a look at Zonability, it is reminiscent of city building computer games where different land uses such as industrial, commercial, and residential are color coded.

The company was started by Andrew Budlong and Leigh Budlong. This service is expected to launch in Denver on August 1st.

Leigh Budlong explains the genesis of Zonability.

“We were noticing how all kinds of new technology was making life easier in terms of delivery, whether it was public record creation, or a thought map. Things were coming so fast and furious accept for zoning. That was the one area where you still had to figure out which city you were in, who had jurisdiction and then you had to go to their website and find the map, or you would have to go to the assessors office– it was like this whole long process. That was the early idea, could there be a way to shortcut that process?” stated Budlong.

Zonability is also designed to calculate potential real estate values of future developments.

“What we have found ultimately is the real estate agents are using it the most. We also have what I would call urban data hobbyists and they are interested in what we are doing as well,” stated Andrew Budlong.

The Colorado branch of First American Title has signed to use the service. Denver is Zonability’s first market outside of Texas. The tool will also be available in Fort Collins, Boulder and Loveland.

“Denver being the hottest commercial real estate market in the country, we are really excited to see what kind of use it gets there. It’s a real estate market that lends itself really well to our tool,” said Andrew Budlong.
