Granite Properties announced it has partnered with Confluent Holdings to develop a 300,000-square foot office property in Greenwood Village. The development, known as Village Center DTC, is located at the Village Center area of Greenwood Village. This 10-story building will rise near the intersection of Interstate 25 and Arapahoe Road. “We’re fortunate to have great partners in Confluent, whose relationships and significant development experience helped make this opportunity possible,” said Stephanie Lawrence, Granite Managing Director. “We share the same values as the Koelbel family and the desire to enrich our community. There is a significant need in Greenwood Village for high quality office space, and we’re looking forward to working with this strong team to deliver the first new multi-tenant office building in the area in over seven years.” Slated to break ground this summer, Village Center DTC will offer Class AA office space. This development will be within walking distance of the Village Center RTD light rail stop. Once RTD's East Line opens in 2016, this light rail station will provide rail access to Denver International Airport.  The 203-room Westin Greenwood village hotel project is also expected to break ground this summer adjacent to this office project. A privately held commercial real estate company, Granite has developed over 8.9 million square feet of commercial real estate with a primary emphasis on office properties. Village Center DTC will add to Granite’s existing portfolio in Southeast Suburban Denver, including Plaza Tower One also located within the vibrant Village Center area. “Aligning Koelbel’s unique infill, light-rail oriented site with Granite’s significant financial strength and commitment to the Southeast market is truly an exciting combination for new development in Denver,” said Marshall Burton, Managing Partner of Confluent. The office building is designed by Blake Mourer and Brad van Arsdale of Open Studio Architecture, and GE Johnson will be the project’s general contractor. Koelbel and Company will act as a consultant on the project, and Robert Whittelsey and Katy Sheehy of Colliers International will be the project’s leasing agents. Village Center DTC will feature an on-site deli and fitness center. This project is seeking LEED certification

A new Westin Hotel is slated to begin construction in Greenwood Village this summer. This hotel project will be located on a 3.5 acre parcel on the east side of 1-25 just north of where Yosemite Street crosses over the highway. Currently the parcel serves as a surface lot. Milwaukee-bassed Arrival Partners LLC is developing this project. Once completed the Westin Greenwood Village will feature 203 rooms, a pool and underground parking. The Arapahoe at Village Center RTD light rail station sits just south of the site of this development. Once RTD's East Line opens in 2016, hotel guests will have rail access to Denver International Airport. “We selected Greenwood Village as the premier location for Westin Greenwood Village because of the density of Fortune 500 companies that are headquartered here,” said Doug Nysse, Principal, Arrival Partners LLC. “The Westin Greenwood Village has the opportunity to leverage the investments in multimodal transit and pedestrian connections that are already in place at the Village Center.” This hotel will feature a restaurant and bar, a coffee shop and 10,000 square feet of meeting space. Part of the approval of this project included meeting the public's request for public space to be located on the 3.5 acre property that can be used for future community events. “The developer group recognized the importance of several quality of life issues for us,” said Jim Sanderson, City Manager. “We found a balance to ensure their business could be successful and our residents and businesses would not be negatively affected.” Two neighborhood input meetings on the proposed project were held in May 2013 and January 2014 as well as public hearings hosted by the Planning and Zoning Commission and City Council in October and November 2014. The City Council’s approval of Westin Greenwood Village included negotiation of several key issues to mitigate adverse impacts on adjacent neighborhoods. Traffic, signage, building design, and landscaping were some of the issues staff and the developer group worked through. “We commend Greenwood Village’s leadership for embracing this investment and appreciate the high standards established by Greenwood Village that results in only the highest quality developments,” added Nysse. “We are thrilled to become a member of the Greenwood Village community.”

The Village Center Station project is a mixed-use development in Greenwood Village that does include office and retail components. The first phase of Village Center Station is a fully leased 230,00 square foot building with ground level retail. Once fully built the site will offer over 700,00 square feet of office space between three buildings and 50,000 square feet of retail space. One of the highlights of Village Center Station is a three acre plaza and an 800-foot long boulevard with fountains and landscaping. The new headquarters for CoBank is currently under construction on the site. This building will rise to 11 stories and will include 275,00 square feet of office space. Davis Partnership Architects designed the building. "This phase of development features a boldly geometric building form that optimizes views, solar orientation and visibility from the adjacent Interstate 25. A two-story tall expansive lobby offers an inviting yet impressive welcome statement, and a 905 car garage is integrated into the building form, making it a part of the total sculptural composition," states Davis Partnership Architects. CoBank serves agribusiness and other rural industries by offering loans, leases and other financial services. CoBank is a $107 billion cooperative bank that serves all 50 states and international markets through their financial services and products. Newmark Grubb Knight Frank’s  Tim Harrington, executive managing director, Tom Lee, executive managing director and Transaction Services Specialist, Jennifer Chavez, LEED Green Associate, represent Shea Properties, providing leasing and marketing for the Village Center Station project. Shea Properties is developing this transit oriented development and although the 3-acre plaza is forthcoming, Village Center Station currently provides direct access to the 1-25 and Arapahoe Road RTD light rail stop. This light rail station will also serve as a connection to Denver International Airport in 2016 when the rail line to the airport opens. “It is a testament of our Region’s economic and lifestyle strengths when a respected company like CoBank, a national cooperative bank serving rural America, renews its headquarters commitment to Metro Denver,” stated Metro Denver Economic Development Corporation’s Chief Executive Officer, Tom Clark.
