90-Story Skyscraper Planned For Denver

New York-based real estate investment and development firm Greenwich Realty Capital (GRC) this week announced details about its planned skyscraper at 650 17th Street in downtown Denver. The 1,000,000+ square foot mixed-use tower will be comprised of 248 luxury condominium residences, a boutique hotel, 22,000 square feet of retail space, and over 500 parking spaces. At 90 stories, it will be the tallest building in Denver. “Denver is at an exciting moment in its history and we believe our development plan for 650 17th Street will help further catalyze the evolution of downtown while respecting the essential character of the city,” said Michael Ursini, a co-founder and Managing Partner of GRC. The firm has hired architect Carlos Ott to design 650 17th Street. In addition to Carlos Ott, whose firm is based in Canada, GRC has retained Denver-based professionals, including Davis Partnership Architects, which will be the architect of record. “What makes Denver’s lifestyle so appealing is this amazing combination of urban culture surrounded by absolutely stunning natural beauty,” said Stephen Drew, co-founder and Managing Partner of GRC. “Our direction to Carlos is that his architectural design for 650 17th Street should reflect this unique lifestyle and elevate it. We envision a contemporary tower where residents and hotel guests wake up to panoramic mountain and city views, relax on terraces surrounded by those views, walk to work downtown, and easily jump in their car to go skiing or mountain-biking.” Amenities at 650 17th Street are expected to include multiple terraces and pools, a spa with sauna and steam rooms, and a fitness center. Planned sporting amenities include a half-court basketball court, a bowling alley, and a game lounge with a pool table, foosball, and shuffle board.  A playroom with a custom climbing gym is slated to be included for children. Bicycle storage, pet grooming, day care, art consultation, and butler service are among many other planned amenities 650 17th Street. “Over the past year, we have met with Denver city officials, civic leaders, and business people to ensure that we take local priorities into account,” said Ursini. “Establishing strong working relationships in Denver is of paramount importance to us – not just for 650 17th Street, but also because we plan to make more investments in Denver in coming years.” Denver skyscraper Denver Skyscraper rendering

Construction To Begin On Market Station

 Continuum Partners announced today that construction will begin on Market Station project in Lower Downtown Denver, formerly the site of the central Regional Transportation District (RTD) bus terminal, Market Street Station. Construction fencing will go up on the site beginning September 29, followed by initial mobilization and utility work, with demolition activity slated to begin in mid- to late-October. The project is scheduled to be completed in Summer 2019.
 
“We are thrilled to be starting construction on Market Station, which will be the next great downtown development, similar in scale and significance to Larimer Square and Union Station,” said Roger Pecsok, Development Director at Continuum Partners. “While Denver has seen some extraordinary developments in the last few years, we believe Market Station is a unique project in an important location.  Our goal is that Market Station will boost the retail vitality of this part of LoDo and 16th Street much in the same way Union Station has for the Wynkoop corridor.”
Market Station includes the entire city block bounded by 16th, 17th, Market and Blake Streets, except for the Regional Transportation District headquarters building at 1600 Blake Street. The land was purchased from the City as part of Continuum Partners’ agreement as co-master developers of Union Station Transit Hub and neighborhood. The $200 million Market Station project will consist of 370,000 square feet of development including 95,000 square feet of creative office space; 85,000 square feet of retail; and approximately 225 residential rental units. The retail is planned to include established national brands, emerging concepts and a small number of restaurants. In addition to luxury apartments, the residential plan will include micro units. There will be two levels of below grade parking, providing 320 spaces for both tenant and public use.
 
Continuum Partners has selected Kiewit Construction as General Contract for Market Station. El Dorado Inc. out of Kansas City will serve as the lead design architect and BOKA Powell out of Dallas will be the architect of record.  Todd Wheeler of Cushman & Wakefield will bet the project’s office leasing broker while Continuum Partners will handle the retail leasing in-house.

LoHi project announced

Bryan Construction has been selected to construct a $8.5 million, 53,334-square-foot office building located at 32nd Ave and Vallejo St in Denver’s trendy and growing Lower Highland (LoHi) neighborhood. This mixed-use development will have six levels including retail on the first floor, three levels of office space, and two levels of underground parking. Elevate Architecture and KL&A Structural Engineers are also involved in this project Construction will begin late 2017, and is slated to be complete in towards the end of 2018. Office project announced near Mile High

Bryan Construction Colorado-based Bryan Construction, announced it has been selected to design and build All Copy Products’ new Denver headquarters, a 136,877 square-foot 5-story building near the intersection Colfax and I-25. Bryan Construction explains that the owner was looking to help facilitate a solution for merging multiple offices into one, and preparing for anticipated future growth. The building will be designed around creating spaces throughout the building that are efficient, productive, relaxing, and enjoyable for employees. The construction includes: three levels of parking with one partially underground, three levels of office space, large open lobby, electrochromic glazing that will automatically tint based on the time of day and sun exposure, 5th floor balcony that overlooks Sports Authority Field at Mile High. The balcony can be utilized for special events, and activity spaces for staff. Bryan Construction is contracted as the design-builder, which in turn has hired MOA Architecture as the Architect. “We are excited and proud to be building such a unique facility for our partners at All Copy Products and to be growing our presence in the Denver market,” said Doug Woody, Executive Manager of Bryan Construction’s Commercial Group. "All Copy has been and still is a locally owned business in Denver, CO for over 40 years,” said Brad Knepper, All Copy Products President. “The new headquarters for our company is the culmination of dedication and hard work from everyone at All Copy. We have always strived to work within and give back to our local community, partnering with Bryan Construction allows us to do just that.
