Capitol Hill Projects Announced

JLL announced today that it has secured $25 million in construction and bridge financing for 777 and 757 Grant Street in Denver, Colorado. 777 Grant Street is a vintage office building that will be renovated and repositioned while 757 Grant Street is a Class A, ground-up multifamily development.

These structures will be Located on the corner of 8th Avenue and Grant Street within Denver’s Capitol Hill neighborhood,

Once renovated, 777 Grant will be a Class A asset and planned for the first floor lobby that will be a kitchen/café area with high-top booth seating; a large executive conference room; ground floor retail space; a new fitness center with lockers and showers; and bike and storage space. The 77,331-square-foot building will also provide tenants with 138 parking stalls in a below-grade parking structure and surface parking. 

757 Grant Street will be a ground-up, four-story residential building sitting atop a four-story parking structure. 757 Grant Street will be a studio-only, 68-unit development. Amenities will include a community room, fitness center and rooftop deck with lounge seating, gas grills and a fire pit.

Zeppelin Development project breaks ground

Last week, Denver-based Zeppelin Development announced the groundbreaking for Kabin, 194 workforce housing units in River North (RiNo).

The groundbreaking will took place on Wednesday, April 24 at 3461 Ringsby Court, behind the RTD facility.

Kabin will provide workforce housing to service industry and young professionals. Designed by a collaboration including Dynia Architects, Wenk Associates and Barker Rinker Seacat Architecture, the residences will primarily be one bedrooms with wood panel detailing on the exterior and interior areas, providing a warmer pallet. Zeppelin states the units have been designed to maximize sunlight.

Residents will also enjoy easy access to all of the amenities and services on the TAXI campus, including Comal, Black Black Coffee, a shipping container pool, conference rooms, community garden, and the early childcare education center

Kabin is scheduled for completion in the summer of 2020.

Renovation for 930 15th St.

Holliday Fenoglio Fowler, L.P. (HFF) has announced $54.60 million in acquisition bridge financing for the repositioning of 930 15th Street, a 223,000-square-foot vacant office/data center building in Downtown Denver, Colorado.

The HFF team worked on behalf of the borrower, SteelWave LLC and Rialto Capital Management, to arrange the four-year, floating-rate acquisition and bridge loan through Square Mile Capital Management.  Loan proceeds will be used to acquire and reposition the asset into a state-of-the-art office building.

930 15th Street is located at the corner of 15th and Curtis Street in Downtown Denver. The property served as the administrative back office center of CenturyLink for the past 20 years and is currently vacant. 

Steelwave LLC and Rialto Capital Management with design by Gensler Architects will transform the asset into office space within the Denver CBD through significant renovations and modern amenities.  Planned renovations include a floor-to-ceiling glass curtain wall on two facades  Planned amenities include a collaboration lounge area, café and wine bar, rooftop fitness center, bike lab, rooftop event area and lounge, and conference center. 

The HFF debt placement team representing the borrower included director Leon McBroom and senior managing director Eric Tupler.

The Edge condominium project announced for LoHi

Holliday Fenoglio Fowler, L.P. (HFF) announces financing for the development of The Edge LoHi, a 44-unit, upscale condominium development in Denver’s Lower Highland (LoHi) submarket.

A ground-breaking ceremony was held at the site last week.

The HFF team worked exclusively on behalf of the developer, Alpine Investments, to arrange the 36-month, floating-rate, non-recourse construction loan through a balance sheet lender.

The Edge LoHi will be situated immediately north of Interstate 25 in the LoHi neighborhood near the intersection of 17th Street and Boulder Street. Due for completion in 2019, the property’s for-sale homes will feature high-end finishes, unobstructed views of the Denver skyline and an outdoor space for every condo.  Community amenities include a dog spa, storage units, bike storage and repair room, lobby lounge with a fireplace and coffee bar and secured building and garage access.  Approximately 30 percent of the units were pre-sold at the time of closing.

Cuningham Group Architecture designed the project. Bristlecone Construction is the general contractor.

The HFF team representing the borrower included directors Leon McBroom and Brock Yaffe.

Forrest Park 12 Announced

Denver Condo Forest Park 12, a new residential townhouse development located near the intersection of South Forrest Street and South Leetsdale Dale Drive.  Forrest Park will include 12 for-sale 2 bedroom townhomes between 1,519-1,648 square feet. Construction is underway on Forrest Park 12 and the foundations have been poured. Pricing starts in the low $500,000s and the project has an anticipated completion date of 1st Quarter 2019. The homes are being marked by redT Homes.
