Construction begins on 169 Inverness Drive

Artis REIT (Artis), advised by Marwest Enterprises and development manager Trammell Crow Company (TCC), announced that construction is now under way on 169 Inverness Drive in Denver’s southeast suburban office market. This new 4-story, 120,000-square-foot building is slated to be complete in late 2017. The site is adjacent to 161 Inverness building, the regional headquarters of AT&T, which Artis purchased in 2010.

We feel its ease of access, high-profile visibility, and top-quality design will draw high-quality tenants in the South Denver market. 169 Inverness Drive will offer 10-foot ceilings, an on-site fitness center with showers and locker rooms, secure bicycle storage, and on-site parking as well as covered executive parking. 

“We feel that 169 Inverness checks every box a tenant is looking for, including efficient and attractive new construction, an active outdoor environment, walkable amenities and stunning panoramic views. Office tenants will also receive great exposure with a unique location along I-25 at Dry Creek and the opportunity for signage visible from the highway,” said Ann Sperling, senior director with TCC’s Denver office. “The nearby Shops at Vallagio, Inverness Hotel and Convention Center and multiple trails and recreational offerings are each within close proximity to the building.”

Saunders Construction is the general contractor and Fentress Architects is the project architect. The CBRE Denver team of John Marold and Joe Serieno are handling the leasing and marketing for 169 Inverness Drive.

Market Station Renderings

Below are the most recent renderings of Market Station courtesy Continuum Partners. Market Station will take shape where the former RTD underground bus station was located. The tw0-acre property is located on the block bordered by 16th and 17th Streets, and Market and Blake Streets. The only standing structure on the property is RTD's headquarters in the red brick building on the Blake St. side of the block which will remain. This mixed-use development is slated to begin construction in late spring 2017. Market Station will contain office, retail, and residential components. Zeppelin begins construction on RINO office building

Denver-based Zeppelin Development has begun construction on a 140,000-square-foot office building to house Denver-based Boa Technology. The building, named FLIGHT, will reside at 3575 Ringsby Court, as part of the mixed-use TAXI community. Flight will have a green roof and is targeting LEED silver certification. UMB Bank will provide funding for the project.  

Boa Technology first moved into TAXI in 2012 and has grown from 55 employees to now 143 employees – while at the site’s DRIVE building. Maintaining its global headquarters in Denver, Boa and its proprietary closure system has seen international success with offices in Austria, Japan, Hong Kong, and China, and with more than 300 brand partners worldwide. 

Integrated into cycling, snowsports, outdoor, athletic, utility, safety and medical products, Boa Technology enhances the user experience by improving performance, fit and function through the patented Boa closure system.

FLIGHT was designed by Dynia Architects who has designed many projects for Zeppelin development including The Source Hotel 

FLIGHT will feature a two-story atrium, outdoor meeting spaces and a 100-bike storage facility. In addition to the 13,000-square-foot green roof, a 170 Kilowatt solar photovoltaic array will offset about 20 percent of the building's electricity use.

Construction begins on The Coloradan

East West Partners, announced this week that they have broken ground and begun construction on The Coloradan, the first condominium building in the Union Station neighborhood. Located at 1750 Wewatta Street, the $200 million, 334-unit condominium project is slated to be complete in September 2018.  Residences will be offered for sale in 2017.

“The Coloradan is the final piece of the Union Station puzzle – the last building to go vertical in the area surrounding the train platform and canopy and the only opportunity to own a piece of this newly iconic neighborhood,” said Chris Frampton, managing partner of East West Partners. “At The Coloradan, the City of Denver will really be the primary amenity as residents will literally be in the heart of everything when they step out the front door.”

The Coloradan’s 334 condominium residences will be comprised of:

  • 33 Inclusionary Housing Ordinance (IHO) residences with pricing set by the affordability requirements estimated to be in the mid to high $200Ks
  • 294 Studios, 1-bedroom, 2-bedroom and 3-bedroom residences ranging from the high $200Ks to $1.3M;
  • 7 19th Floor Penthouse residences ranging from $1.6M to $3.0M.

Approximately 19,000 square feet of ground floor retail will be constructed at the The Coloradan. Amenities include a rooftop pool deck and club room, residents’ lobby, fitness room and a residents’ garden as well as a 447-space parking garage.

The Coloradan is being constructed by GE Johnson Construction Company and project management services for the project are being provided by BuildMark.  The project architect is GBD based in Portland, Oregon.  Urban Legend Retail and The F+B Group will be curating and marketing the retail space.

Centric LoHi renderings

Southern Land Company announces that its 302-apartment mixed-use community at 18th & Central in Denver will be named Centric LoHi. The development, scheduled to open in the fall 2016, will include two buildings that feature studio, one-bedroom and two-bedroom apartment homes.

Centric LoHi is designed to connect residents through a variety of features including a rooftop deck, courtyard areas with outdoor furniture and fire pits, a game room, a wine lounge and daily events. Upscale amenities will include a heated saltwater pool, 24-hour fitness center and on-site dog services such as dog washing and dog grooming areas. Centric LoHi will also provide covered bicycle storage, ski storage, and underground parking for its residents.

“Centric LoHi will be the epicenter of Denver’s desirable Lower Highland neighborhood, and its name reflects that distinction,” said Cindy DeFrancesco, Senior Vice President of Multifamily Operations at Southern Land Company. “This ideal location will enable residents to walk or bike to restaurants, bars, events and nearby farmers’ markets.
