999 17th Street

The Exterior glass work is now complete at 999 17th Street. This is a 9-story office building that contains 93,000 square feet of office space.

999 17th Street was designed by the Denver-based architecture firm Davis Partnership Architects. The developer is Shea Properties.  This building is located at the corner of 17th Street and Curtis Street in Downtown Denver. 

Construction for 999 17th Street began in December of 2017. The General Contractor is GE Johnson

The Glass facade on the 17th Street side of 999 17th Street is very unique and creates a one-of-a-kind visual experience for onlookers. Davis Partnership Architects designed the facade to include glass segments that are angled in 6 different directions.

Inside look at Lakehouse

It has been a year since Lakehouse, a 12-story condominium development located at 17th Street and Raleigh in Denver broke ground. I was invited to tour the Lakehouse project for an inside look at the construction site. The building has reached four floors in height. Once complete, Lakehouse will include 206 units. The development is located just south of Sloans Lake on the former site of St. Anthony Hospital. Condominiums range in size from 675 square feet to 2,285 square feet, with one, two and three bedroom options, and street level rowhomes are two bedrooms, ranging in size from 1,300 square feet to 2,473 square feet. The Below photo was captured on the amenity deck where the swimming pool will be located. Justin Martin Photography                                 Lakehouse is designed by RNL Design, with collaboration with Munoz + Albin Architecture & Planning. The general contractor is GH Phipps. NAVA Real Estate Development is the developer. The property will feature a gym, yoga studio and sauna. An open air pool overlooking Sloans Lake and a patio with fire pits will also be included. The units will contain open-air balconies,

Next is a photo which depicts where the future landscaping will be located. The landscaping will installed in the sections where the exposed rebar can be seen.

29ZEN townhome development announced

Sagebrush Companies, a firm specializing in real estate investments and development, has announced that construction is underway on 29ZEN, a luxury townhome development in Denver’s Highlands neighborhood.  The property is located at West 29th Avenue and Zenobia Street and will include 14 residences, with prices starting at $649,999.
“We have had the pleasure of delivering quality residential developments to people living and working in Denver’s urban core, and 29ZEN will be another development that meets our company’s very high standards,” said Robert “Jake” Jacobsen, CEO and founder of Sagebrush Companies.  “We take a great deal of pride in identifying unique real estate opportunities that will bring success to our partners and most importantly, the communities we intend to serve with our projects.  29 ZEN will accomplish all those things.”
29ZEN will feature two and three-bedroom units, with an average square footage of 2,000 square feet.  Rooftop decks with views of the Denver skyline, and walkout basements are available with select townhomes.  All of the townhomes provide a selection of high end finishes.
The architect for 29ZEN is Sanzpont Architechre (http://www.sanzpont.com) partnered with local engineering team S-Arch, the general contractor is K2 and the brokerage firm is MileHi Modern.

Five-story condo building coming to LoHi

Elevation Capital Partners (“ECP”) announced plans to build Ivy—a new 26-unit condo building in the LoHi neighborhood of Denver at 1908 W 33rd Ave. Units are projected to be priced from the low $300,000s to $750,000s.
“When this opportunity presented itself, we knew we wanted to create something unique,” said Bryan Fitzgerald, Principal of ECP. “But we also wanted to create something that would enhance the neighborhood, be built to last and something we could be proud of for decades to come. We purposefully partnered with Craine Architecture and Hyder Construction to fulfill that mission. Craine’s timeless aesthetic is evident in the design; and on this scale no one in town has more for-sale condo experience than Hyder. We’ve got a really great team assembled.”

The five-story building will have parking on grade level and four levels of residential units above. Ivy residences will consist of a mix of studio, one- and two-bedroom units as well as four penthouse condos with views in all directions. Ceiling heights will be between nine and ten feet.
PorchLight Real Estate Group is marketing the project which is expected to break ground in May of 2018 and is slated to be complete in the second quarter of 2019.

Union Station Update

I had the opportunity to get out this past weekend when the weather was warm and capture some construction photos of the projects taking shape in Denver's Union Station neighborhood. Specially, I focused on snapping some photos of The Grand (1709 Chestnut), The Coloradan,  1999 Chestnut, and 16 Chestnut. To begin let's take a look at the progress of 16 Chestnut, a 250 foot-tall office building. The 19-story building will include 420,000 square feet of space. Davita, a healthcare organization that specializes in kidney treatments has been announced as the anchor tenant. Davita will lease 265,000 square feet of space. Gensler is the Architecture firm that designed 16 Chestnut. Davita Denver Davita Denver Denver Union Station Downtown Denver Next is a look at The Grand which is taking shape at 1709 Chestnut. The Grand is comprised of a 24-story building and a 12-story building. By my count, the 24-story portion of the development is currently at 23 floors, so one more floor to go before it tops off. Between these two structures 500 apartment units and 20,000 square feet of ground-floor retail space will be created. The residences will be offered in one and two bedroom options. Structured parking is incorporated into 1709 Chestnut totaling 500 spaces. Shorenstein is the developer of this project. Denver-based Shears Adkins Rockmore is the architecture firm that designed this development. This vantage point of Denver's Union Station neighborhood has changed dramatically in recent years. Denver construction Next is a look at the progress of the Coloradan,  a 342-unit condo project adjacent to Denver's Union Station. This will become the first for-sale residential project in the Union Station neighborhood. The one-acre site where The Coloradan is under construction is 1750 Wewatta Street. A Firehouse that was constructed in 1883 still remains on the site and is being incorporated into the project.
