Prime West has announced that ground has been broken on One Belleview Station. Once completed this building will add 320,000 square feet of Class AA office space to the Denver Tech Center. The 16-story One Belleview Station will rise at the northwest side of the I-25 and Belleview intersection. This building was designed by Gensler, the same firm that designed the Denver International Airport Westin Hotel. Cushman and Wakefield is the leasing firm. This project will be LEED Gold certified. “Today’s groundbreaking marks the beginning of another successful transit oriented development community coming to life for Denver and the region,” said Denver Mayor Michael B. Hancock. “This will undoubtedly be a signature office site to support our expanding business community. We’re proud to see smart development taking shape, linking residents with jobs, housing, retail and more.” This transit oriented development is set to join the master planned 42-acre Belleview station development that features residential and retail components that are currently under construction.

This building will be constructed adjacent to the Belleview and I-25 RTD light rail station. Currently a commuter rail line to Denver International Airport is under construction and is slated to begin service in 2016. Once this line opens, tenants of One Belleview Station will have rail access to the airport. “One Belleview Station is customized to the needs of modern office users,” said Steve Clarke, CEO of Prime West. “The 2 minute walk to RTD’s Belleview Station platform, I-25 visibility and access, intelligent floor plate efficiency, and a robust array of walkable amenities allows tenants to optimize the combination of multi-modal connectivity and a high-quality work environment.” Two residential structures with ground floor retail also comprise the Belleview station development. This creates 678 new residences and nearly 70,000 square feet of retail space. The recently completed MileHouse apartment features 352 units with a rooftop amenity deck, a pool and a fitness center. The second phase (block B) at Belleview Station broke ground in July, and is scheduled to open its 325 residences in Summer 2016. Holland is the general partner for the community, which is being developed with partner NASH Communities (North America Sekisui House, LLC).

Granite Properties announced it has partnered with Confluent Holdings to develop a 300,000-square foot office property in Greenwood Village. The development, known as Village Center DTC, is located at the Village Center area of Greenwood Village. This 10-story building will rise near the intersection of Interstate 25 and Arapahoe Road. “We’re fortunate to have great partners in Confluent, whose relationships and significant development experience helped make this opportunity possible,” said Stephanie Lawrence, Granite Managing Director. “We share the same values as the Koelbel family and the desire to enrich our community. There is a significant need in Greenwood Village for high quality office space, and we’re looking forward to working with this strong team to deliver the first new multi-tenant office building in the area in over seven years.” Slated to break ground this summer, Village Center DTC will offer Class AA office space. This development will be within walking distance of the Village Center RTD light rail stop. Once RTD's East Line opens in 2016, this light rail station will provide rail access to Denver International Airport.  The 203-room Westin Greenwood village hotel project is also expected to break ground this summer adjacent to this office project. A privately held commercial real estate company, Granite has developed over 8.9 million square feet of commercial real estate with a primary emphasis on office properties. Village Center DTC will add to Granite’s existing portfolio in Southeast Suburban Denver, including Plaza Tower One also located within the vibrant Village Center area. “Aligning Koelbel’s unique infill, light-rail oriented site with Granite’s significant financial strength and commitment to the Southeast market is truly an exciting combination for new development in Denver,” said Marshall Burton, Managing Partner of Confluent. The office building is designed by Blake Mourer and Brad van Arsdale of Open Studio Architecture, and GE Johnson will be the project’s general contractor. Koelbel and Company will act as a consultant on the project, and Robert Whittelsey and Katy Sheehy of Colliers International will be the project’s leasing agents. Village Center DTC will feature an on-site deli and fitness center. This project is seeking LEED certification

A new Westin Hotel is slated to begin construction in Greenwood Village this summer. This hotel project will be located on a 3.5 acre parcel on the east side of 1-25 just north of where Yosemite Street crosses over the highway. Currently the parcel serves as a surface lot. Milwaukee-bassed Arrival Partners LLC is developing this project. Once completed the Westin Greenwood Village will feature 203 rooms, a pool and underground parking. The Arapahoe at Village Center RTD light rail station sits just south of the site of this development. Once RTD's East Line opens in 2016, hotel guests will have rail access to Denver International Airport. “We selected Greenwood Village as the premier location for Westin Greenwood Village because of the density of Fortune 500 companies that are headquartered here,” said Doug Nysse, Principal, Arrival Partners LLC. “The Westin Greenwood Village has the opportunity to leverage the investments in multimodal transit and pedestrian connections that are already in place at the Village Center.” This hotel will feature a restaurant and bar, a coffee shop and 10,000 square feet of meeting space. Part of the approval of this project included meeting the public's request for public space to be located on the 3.5 acre property that can be used for future community events. “The developer group recognized the importance of several quality of life issues for us,” said Jim Sanderson, City Manager. “We found a balance to ensure their business could be successful and our residents and businesses would not be negatively affected.” Two neighborhood input meetings on the proposed project were held in May 2013 and January 2014 as well as public hearings hosted by the Planning and Zoning Commission and City Council in October and November 2014. The City Council’s approval of Westin Greenwood Village included negotiation of several key issues to mitigate adverse impacts on adjacent neighborhoods. Traffic, signage, building design, and landscaping were some of the issues staff and the developer group worked through. “We commend Greenwood Village’s leadership for embracing this investment and appreciate the high standards established by Greenwood Village that results in only the highest quality developments,” added Nysse. “We are thrilled to become a member of the Greenwood Village community.”

"This development is 100 percent pedestrian oriented and we really want to take advantage of having mass transit at our doorstep," said senior development director Scott Menefee of Holland Development. "The hope is that we can provide transportation needs for folks to go downtown, and once the rail opens to Denver International Airport, it will be an easy commute there as well." Holland Partner Group is the general partner for the community, which is being developed with partner Invesco Real Estate and Front Range Land & Development on the retail portion.  The second phase (block B) at Belleview Station broke ground in July, and is scheduled to open its 325 residences in Summer 2016. "We wanted to maximize our views. Our buildings are designed from the inside out and we want to make sure that the residential units work and we want them to look sharp from the outside and we want them to live really well from the inside," said Menefee.

The master plan also shows a rendering of the planned spec office building. "We see our niche as Gen Y. They think differently than previous generations and they are a huge demographic. We try and design that into the amenities we offer and the unit designs that we put together as the location is close to entertainment and transit options," said Menefee.
