“After representing Dove Valley Business Park for over 10 years and through the recession, I have seen tremendous improvement in activity. This positive activity compliments the quick administrative approval in place by Arapahoe County planning staff. No public hearings are required for most developments which provides a swift approval process,” stated Unique Properties senior broker Jerry Kempf.
Colorado 1st Storage established Dove Valley Storage in 2008 and with 100 percent of its storage space leased, it purchased the land to expand its operation.
Last week Unique Properties also provided broker representation on the sale of Parkside I & II, an 18,514 square foot multi-tenant office building in Arvada located at 52nd Avenue and Marshall Street. Brian Mckernan represented the private buyer in this transaction.
“This was a great opportunity for the Buyer to capitalize on the active office leasing market,” McKernan. “Additionally, they were eager to take full advantage of an opportunity to increase the property’s value and income through the lease up of almost a quarter of the building.”
Parkside I & II sold for $1,185,000. At closing, there were four units that were not occupied comprising 4,357 square feet of available space. The building was constructed in 1985.
“This was a fast, 45-day cash-close,” noted Kempf. “Having a 1031 exchange involved in this transaction was majorly significant to the Seller because it allowed them to sustain incentive to sell at the offering price with full confidence of a secure close.”
