This afternoon Lincoln Property Company and ASB Real Estate Investments have announced that they will be breaking ground on a 450,000 square foot mixed-use development at Colorado Center, a mixed-use complex at 2000 South Colorado Boulevard. This project will include a 210,000 square foot class AA office building and a 205,000 square foot residential tower that will house 189 apartments and 80 loft-style units and a fitness center. Also included in this development will be the addition of 40,000 square feet of new retail space. The office and residential components will be housed in two separate buildings.

This development will take shape near the intersection of Colorado Boulevard and I-25. An RTD light rail stop is adjacent to this property. A Dave & Busters and Colorado Center Stadium 9 & IMAX currently call Colorado Center home. Scott Caldwell, Senior Vice President of Lincoln Property Company Denver, has envisioned this project since Lincoln Property Company and ASB Real Estate Investments purchased the property in 2006. “It’s been in the works for quite a while. This is a cutting-edge project, designed for a lifestyle. A highly visible, centrally located place where companies can attract, entertain and live. The time is right, and we are excited to get this project started,” says Caldwell. Denver-based Tryba Architects is the primary architect on the project. “We are thrilled by the opportunity to elevate the existing design of Colorado Center, creating a vibrant, 24-hour Main Street in the heart of a rapidly changing and developing region. With the addition of the light rail station and new pedestrian/bicycle bridge, access to the site is unprecedented, generating a true center to the surrounding neighborhoods and the 1-25 corridor,” said William Moon, AIA, Managing Principal. Kansas City-based JE Dunn has been announced as the general contractor. The groundbreaking is scheduled for this month and construction is slated to be completed in December 2016. Construction will take place in three phases: the Class AA office tower, the retail main street and the residential tower.

Weins Real Estate Ventures is handling the retail leasing of this project and Jones Lang LaSalle (JLL) is managing the leasing of the office space. “Construction activity at Arista was slowed during the recession, but since 2012, more than 1,250 residences have been built, a 90,000-square-foot hospital is under construction, and a 68,000-square-foot medical office building is in planning.  Now we’re underway with Arista Place II,” said Joe Zepeda, Sr. Project Manager for the Company. Arista Place II will include space for a ground floor restaurant and other retail outlets. An RTD transit stop is located at Arista. The sister office component Arista Place I, is now 95 percent leased. Once Arista II is leased, construction is slated to begin on the third office component, Arista Place III. “Arista overcame the hurdle of the recession and now the development is quickly evolving into everything we thought it could be,” added Tim Wiens, principal of Weins Real Estate Ventures, LLC.

Holliday Fenoglio Fowler, L.P. (HFF) announced today that it has arranged and closed joint venture equity and construction financing for Denver's 1144 Fifteenth Street, a 40-story skyscraper that broke ground on Tuesday. Construction of this project is expected to take 31 months.

HFF worked on behalf of the borrower, Hines the project developer, to secure the 50 percent-of-cost, four-year, interest-only loan through a national bank.

The HFF debt and equity placement team was led by senior managing directors Mary Sullivan, John Jugl and Eric Tupler along with executive managing director Scott Galloway and associate director Leon McBroom.

“1144 Fifteenth will be the premier asset in Denver when completed and it will be the core office tower delivered in the last three decades,” said Jugl.  “Given the office space starts on the 14th floor, tenants will have incredible unobstructed views of the Rocky Mountains and the city.  Based on the development restrictions of surrounding properties, these views should remain unobstructed for the life of the project.”

A state-of-the-art, 5,000-square-foot fitness facility will be included in this project. The structure will be clad in high-performance glass and aluminum curtain wall and will feature floor-to-ceiling glass, 25,000-square-foot,  floor plates, and 10-foot ceilings on typical floors. This project is being built 100 percent speculative and currently no tenants have been signed to lease space. JLL will be handling brokerage services for the leasing of office space.  The general contractor is Hensel Phelps and the architecture firm that desinged 1144 Fifteenth Street is Pickard Chilton.

City Street Investors along with Evergreen Development have announced plans to build a shopping and dining district that will include independent and local restaurants at the Eastbridge Town Center at Stapleton in northeast Denver. "The People of Stapleton are Denverites. They went there for the school system and bigger floor plans. When you consider yourself a Denverite, you have certain expectations," said Pat McHenry, a principal of City Street Investors. "We're working with other hip, cool retail and are excited to be a part of something that's authentic, local and part of the community." In addition to McHenry, the other principals in City Street Investors are Joe Vostrejs and RoD Wagner. These three are also principals of Larimer Associates, the group that owns Larimer Square and was also involved in the redevelopment of Denver's historic Union Station. This project will be developed at Martin Luther King Drive and Havana Street. The project will consist of 22,000 square feet of retail and restaurant space. Stapleton resident and Restauranteur Troy Guard signed to lease space to house two restaurants— Los Chingones Mexican restaurant as well as a breakfast restaurant that has yet to be named. "I have always wanted to do a breakfast concept," said Guard. "A cool breakfast spot is something Stapleton residents have been wanting in the Eastbridge Town Center for a long time." Once completed the development will accommodate 8-12 tenants. Gaurd is also opening a Los Chingones in southeast Denver at the mixed-use Belleview Station development. Construction is slated to begin this November with completion expected in the fall of 2016. "Stapleton has won acclaim because its authentic urban neighborhoods provide pedestrian friendly and bicycle access to small retail of the type City Street is planning to bring to the Eastbridge Town Center," said Jim Chrisman, senior vice president with Forest City Stapleton, Inc., the master developer for the former airport property.  "I am confident their development in the Eastbridge Town Center will be a tremendous success."

Denver construction update: June
June 8, 2015 at 2:09 am 0
It has been a month since the last Denver construction update, which means it was time to grab the camera and take a look at the projects taking shape. It was a another wild weather day in the Mile High City with two rounds of thunderstorms and periods of blue sky in between. Several events took place this weekend and it was great to see so many people out and about enjoying our city. This is also an exciting construction update as there are a couple of new projects that have joined the party. That being said, the first project on our June construction tour is the Country Club Towers. Prep work at this site has been taking place for the last few months, but now construction is taking place in earnest. This project will include two 30-story residential towers. The Broe Group is developing this project just west of Downing Street and on the south side of Speer Boulevard. Country Club Towers The Speer Boulevard Apartments are featured in the below photo at Speer Boulevard and Grant Street. This residential project has one more floor to go before it tops out at 6 stories. IMG_7520 7th and Sherman Apartments The base for a construction crane has been installed at the site of the 7|S Denver Haus apartments.  Once completed this project will include 115 apartment units. Also under construction in Denver's Capitol Hill neighborhood is MOTO apartment project at 8th and Sherman Street. MOTO Apartments Denver 8th Avenue and Broadway Apartments Pictured above is the 8th Avenue and Broadway apartment project. The exterior finishes are now beginning to be applied. Below are two pictures of the Joule apartment project that is under construction in Denver's Golden Triangle neighborhood at Speer Boulevard and Cherokee Street. This development is seeking LEED certification. Joule Apartments Denver Joule Apartments Denver As the midday sun was reaching its peak in the sky, the clouds began to thicken. I proceeded north where I snapped a picture of the dual brand Hyatt House/Hyatt Place Hotel. Exterior work on this project is nearing completion. This 21-story hotel is slated to open this fall. Hyatt House/ Hyatt Place Denver Here is a most exciting addition to the construction update, the 40-story 1144 Fifteen Street skyscraper. Denver Urban Review published the new renderings of this project and to see all 5 renderings, take a look at Friday's article.

The construction fence is now up at the 1144 Fifteenth Street site. Construction will begin in earnest in the coming days. 1144 Fifteenth Street   1401 Lawrence At Fourteenth and Lawrence of course is the 22-story 1401 Lawrence office project that is under construction in downtown Denver. Below is a picture of the Denver Chalk Art Festival that was taking place in and around Larimer Square. Not exactly construction related, but for sure one of Denver's great annual events. Unfortunately just a few minutes after I walked through the festival the weather quickly changed moods and a tropical downpour began. Not sure if the artists use some kind of special chalk, because it looked like the artwork was not ruined from the rain. Denver Chalk Art Festival     Triangle Building Looking down Wewatta towards 16th Street is the Triangle Building where the last phases of construction are taking place. It was at this point that the downpour began and I scampered to the nearest coffee shop to keep the camera out of the rain. The clouds parted just as fast as they arrived and since I was in the area, I wanted to see how the Platte River and Cherry Creek were looking —I have never seen that much water in Confluence Park before Denver rain The Platte River Denver Confluence Park Anyways, getting back to the construction tour. The next project on our list is the 34-story Confluence luxury apartment project at 15th Street and Little Raven. Excavation work continues on this project. The Confluence 1601 Wewatta Over in the Union Station neighborhood is 10-story 1601 Wewatta (above) office building that is being developed by Hines. Last week it was announced that two tenants have signed to lease space at 1601 Wewatta—Hogan Lovells LLP will lease office space and the Colorado Athletic Club will be opening a fitness center in the building. Seen below is the construction site of the Kimpton Hotel. This project will also include a boutique office space. The total height of this project is 13 floors. !7W Union Tower West Shown above is the Union Tower West construction site. This mixed-used development will showcase a boutique hotel as well as leasable office space contained within a 12-story building. Union Tower West will take shape at 18th and Wewatta. Elan Union Station Work is wrapping up on the Elan Union Station project at 19th Street and Chestnut Place. This project will feature a King Soopers on the Ground floor. By the time I had made my way to LoDo to take a look at the progress of the Z Block project the clouds had returned. A great deal of excavation work has taken place at the Z block site in the last month. This project will feature a hotel managed by Sage Hospitality and 200,000 square feet of office space. Prologis recently announced that they will be leasing space in this building. Z Block is seeking LEED Gold certification. Z Block Pictured below is the Alexan Uptown residential project at Logan and 19th Avenue. It will feature 372 apartment units in a 12-story building. Alexan Uptown The sun came out for the last stop on our Denver construction update. The 26-story SkyHouse project has just begun to go vertical at 18th and Broadway. SkyHouse Denver SkyHouse Denver I hope everyone has a good week and thank you for stopping by. There really is a ton of construction going on around Denver these days. The next few months will be exciting as several of these projects are moving from "hole in the ground stage" to going vertical. Cheers, Justin P.S. below is a photo of the Denver skyline I captured from Diamond Hill last week when we had the full moon.
