A final look: Triangle Building

Wewatta PlazaThe final punch list items are taking place at Denver's Triangle Building. The 10-story office structure is located at 16th Street and Wewatta adjacent to Denver's Union Station. The construction of the Triangle Building has created 200,000 square feet of office space and 10,000 square feet of ground floor retail space. Denver-based AndersonMasonDale Architects designed this building. The Triangle Building was developed by East West Partners and Starwood Capital Group. East West Partners also serves as a master developer of the Union Station neighborhood and Riverfront Park in Denver. Two tenants have been announced to lease office space in Liberty Global and WeWork. Liberty Global has signed to lease just over 70,000 square feet of space at Triangle Building and will be relocating from its Englewood office. WeWork, a company that focuses on shared workspace and entrepreneurial services  announced in August that it will be leasing 72,000 square feet at Triangle Building. Also, the final touches are being applied to Wewatta Plaza, a public right-of-way that will allow pedestrian access from 16th Street to 15th Street located adjacent to Triangle Building. A bicycle station will be placed on Wewatta Plaza. Triangle Building receives some special attention below with photos and a video since it's no longer featured in the monthly construction update.

WeWork leases space in Triangle Building

East West Partners has announced that WeWork, a firm that provides shared workspace and services for entrepreneurs, startups, and small businesses, has signed to lease 72,000 square feet of office space at the soon-to-be completed Triangle Building. This structure has been taking shape at 1550 Wewatta Street near Denver's Union Station.

“Co-working and shared workspaces are a huge trend internationally, nationally and right here in Denver, and is a concept we really wanted to bring to the Union Station neighborhood,” said Chris Frampton, managing partner at East West Partners. “We couldn’t be more thrilled that WeWork has chosen the Triangle Building for its entrée in the Denver market.”

The WeWork space within the 10-story Triangle Building will have a ground floor private entrance with glass visibility connection to the main building lobby on floors one and two. The Triangle Building is expected to secure a LEED Gold certification for energy efficiency. 

East West Partner is the developer of the Triangle Building and is also the master developer of the Union Station neighborhood and Riverfront Park. 

In February it was announced that Liberty Global signed to lease 70,000 square feet in the Triangle Building.

Denver's Triangle Building is nearing completion in Denver's Union Station Neighborhood at 16th Street and Wewatta. Denver Urban Review had the opportunity to tour this project on April 2, 2015. Today the project is at a stage where the interior work is the focus.

The Triangle Building is under development by East West Partners and a controlled affiliate of joint venture partner Starwood Capital Group, a leading global private investment firm. East West Partners also serves as a master developer of the Union Station Neighborhood and Riverfront Park in downtown Denver.

One element that does stand out while visiting the Triangle Building is that you are never very far away from a window. Even when perched in the middle of one of the floor plates, you can still have lots of natural light reaching you. Ryan Stone, director for East West Partners stated that the corners of the floor plates are likely to be utilized as meeting and collaborative workspace for tenants. Liberty Global has signed a lease for over 70,000 square feet at the Triangle Building.  The international cable company will vacate its former office space at 12300 Liberty Boulevard in Englewood to relocate to the top three floors of the 10-story office building currently under construction next to Union Station. Newmark Grubb Knight Frank’s Tim Harrington, Tom Lee and Jennifer Chavez provided tenant representation services for Liberty Global on the transaction.

The lobby of the Triangle Building stretches from the 16th Street side of the building to the Wewatta side. The lobby will also feature an artistic curved element that is designed to offset the straight lines of the building.

Liberty Global signs lease in Denver’s Triangle Building

East West Partners and Newmark Grubb Knight Frank (NGKF) announced today that Liberty Global has signed a lease for over 70,000 square feet at the Triangle Building, located at 1550 Wewatta Street in downtown Denver. The international cable company will vacate its former office space at 12300 Liberty Boulevard in Englewood to relocate to the top three floors of the 10-story office building currently under construction next to Union Station. NGKF’s Tim Harrington, Tom Lee and Jennifer Chavez provided tenant representation services for Liberty Global on the transaction. “The Triangle Building’s modern and open architecture and collaborative office space are a great fit for us, and reflect what we stand for as a leader in the broadband communications and entertainment industry. This move will bring us together under one roof and provide us with the best possible working environment, easy access for employees, and great visibility in the heart of the city we fondly call ‘the home of cable’,“ commented Mike Fries, CEO of Liberty Global. Liberty Global expects to move into its new space in the third quarter of 2015.

Golden Triangle construction update

Denver's Golden Triangle neighborhood is bordered by Speer Boulevard, Colfax and Lincoln. It is home to many of Denver's prominent civic institutions including the Denver Art Museum and the Denver Public Library. The Golden Triangle began to gain development momentum in the first decade of this century. However, that momentum was lost during the recession. Currently the area is home to a handful of residential developments with more planned that have yet to break ground. 8th and Broadway apartments Pictured above is the apartment project currently under construction at 8th Street and Broadway.
