The development team of the 1601 Wewatta project has announced two new tenants in Hogan Lovells LLP and the Colorado Athletic Club. This project is currently under construction in Denver's Union Station neighborhood and is expected to be completed this July. “We are very pleased to announce these first two preeminent tenants in our building,” said Hines Director Gordy Stofer. “Hines has had a 30 plus-year relationship with Hogan Lovells in Washington D.C., and we are very proud that they have chosen to build on that relationship with us here in Denver.” Stofer added, “Additionally, with Colorado Athletic Club as the premier health club operator in the Denver area, they will provide an unmatched amenity to both our building and the Union Station neighborhood. We’re confident of their long-term success here.” The ten-story 1601 Wewatta was designed by HOK and contains a total of 283,000 square feet of office space and 17,000 square feet of ground floor retail space. Below grade, this development will provide parking for 400 vehicles.  This project was developed as a joint venture between Hines, Jordon Prelmutter & Co., and J.P. Morgan Asset Management. 1601 Wewatta is LEED Gold pre-certified.

“We have enjoyed being in one of downtown's premier buildings and now we look forward to being an anchor tenant in 1601 Wewatta,” said Hogan Lovells Denver partner Craig Umbaugh. “The redevelopment of the Union Station area has created a great vibe and energy in the city.”

Hogan Lovells LLP signed a 15-year lease to occupy the top two and a half floors accounting for 70,000 square feet of office space. The Colorado Athletic club is set to utilize the entire second floor comprising of 38,000 square feet of space.

Added Jay Perlmutter, Principal for Jordon Perlmutter & Co, “It is exciting to finally see the Union Station area fully come to life. Given our firm’s long history in Denver, we are thrilled to be a part of this chapter in its exciting growth story.”

May construction update
May 8, 2015 at 2:05 am 9
After returning from my trip to Seattle and Vancouver, the first thing I wanted to do was take a look at the progress of the construction projects in and around downtown Denver. This is Denver Urban Review's most epic construction update thus far. Speer Boulevard Apartments Photographed above is the Speer Boulevard apartments.  This project is located at 6th Avenue and Speer. Once completed this structure will be 6 floors. 7th and Sherman Below grade work takes place at the site of the 7th and Sherman apartments. Alexan Uptown Once completed the Alexan Uptown project (above) at Logan and 19th Avenue will feature 372 apartments units in a 12-story building. Work is now taking place on the parking structure upon which the apartment units will reside. Below is a photo of the Skyhouse Denver apartment project that is set to rise at Broadway and 18th Street. Once completed Skyhouse Denver will rise to 26-stories. SkyHouse Denver   Z Block Work continues on the Z Block project in Lower Downtown Denver. The recent rains combined with the construction sites around town have helped to create an abundance of short-lived ponds. Also shown on the left hand side of the photo os the Triangle building which in nearing completion. The Triangle building will become the new home of Liberty Global. 1601 Wewatta Exterior work on 1601 Wewatta nears completion in Denver's Union Station neighborhood. 17W The 17W (above) site is a very active construction site these days. Denver Photographs
Denver at night
April 21, 2015 at 11:01 am 2
I have taken a lot of photos over the past few months of construction sites and cranes and am always hopeful that I have a blue bird day when I am taking photos on my urban hikes in Denver. However, I decided to do something totally different and went on an urban hike of the Mile High City at night. I also wanted to try my hand at black and white photography of Denver. The crane for the 17W project has been installed. Union Station Pictured below is the Union Station train platform. A commuter rail line to Denver international Airport will begin service in 2016. Trains to the airport will reach a top speed of 79 mph. I found that Denver's iconic Union Station with its white canopy is a great location for black and white photography in Denver. Union Station Denver Union Station Denver   The Colorado Rockies were playing the San Diego Padres at Coors Field when I snapped this picture. I was confused as to why Rockies fans were leaving Coors Field so early. It was odd to see so many fans streaming out of Coors Field only an hour into the game, and then I noticed that the Padres were winning nine to nothing after the 2nd inning. Coors Field   One of the free 16th Street Mall shuttle busses drives past with Denver's iconic Daniels & Fisher Tower in the distance. The Daniels & Fisher Tower was constructed in 1910 and at the time was the tallest building west of the Mississippi. In the Tower's early days a doorman who stood nearly seven tall was stationed at the tower. The thought was to have the tallest man in Denver working at the tallest building in Denver. There were plans at one point to demolish the tower. Thankfully this never came to fruition. Currently the tower's basement serves as the home of a quirky cabaret show. 16th Street Mall   The Colorado State Capitol looms over Civic Center park. One of the neat little peccadillos of the capitol can be found on the steps leading up to the building on its west side. There are two different markers that indicate a mile high elevation above sea level. The original marker was off by a few feet, so a more accurate marker was placed a couple steps from the original. It is a unique and harmless whimsicality, but a little confusing as to which marker is representative of a mile high above sea level. Colorado State Capitol   Denver's unique steam heating system makes for some potentially ghostly and supernatural photo opportunities. The below picture was captured at 15th and Glenarm Place. Perhaps if you stare into the eerie steam long enough you just might find Jack Kerouac's ghost, but then again it was April 20th, so maybe a few folks did see Denver's greatest unofficial poet laureate. Who knew that steam would be such a cool element in black and white photography. Downtown Denver   Larimer Square is adorned with Colorado flags and has become one of the top locations in the Mile High City to take Instagram photos. Thankfully preservationist Dana Crawford stepped up in the 1960s to spearhead a movement that saved Larimer Square from the wrecking ball during an era when the Denver Urban Renewal Authority was demolishing entire blocks of late 1800s era structures in downtown Denver. Larimer Square   Pictured below are buildings that have all been constructed in Denver this century near 16th Street and Wewatta. These buildings were constructed in an area that was once a large rail yard. Davita World Headquarters   A passenger hops off an RTD light rail train at the Union Station light rail stop. I will have to venture back out in a couple weeks for another black and white photography session in Denver. RTD Light Rail

Construction Updates
Downtown Denver construction update
April 14, 2015 at 12:24 am 5
The weather was nice this past weekend and I grabbed my camera and went on an urban hike to take a look at the progress of the construction projects taking shape in downtown Denver. The crane comes down at the Hyatt House Hyatt place hotel project I stumbled upon a fortuitous site while walking down 14th Street. I noticed that the crane that had been used to construct the dual brand Hyatt House Hyatt Place was being taken down. Although it is more exciting to watch a crane being installed, this does signify that another Denver project is successfully nearing completion. Standing on 14th Street, the construction crane was taken down. The below photograph was snapped at 18th and Broadway, the location of the 26-story Skyhouse Denver apartment project. At this point, below grade work is taking place. When I attended the ground breaking ceremony construction personnel pointed out to me that large parts of the old Cosmopolitan Hotel foundation were discovered once excavation began. The Cosmopolitan Hotel was demolished in 1984 and the site was used as a parking lot for the last 30 years. Skyhouse Denver at 18th and Broadway. 1401 Lawrence continues to make vertical progress. Pictured above is the 22-story 1401 Lawrence office tower with work beginning on the third floor. Demolition takes place at Z Block site. Demolition of the an existing structure (pictured above and below) takes place at the future site of Z Block, a mixed use project that will feature office space and a hotel component. A water truck is on site to spray water while the structure is torn down to prevent dust and other particles from becoming airborne. This project is located at 18th and Wazee Street in Lower Downtown. Demolition of existing structure at Z Block site.   Work begins at the Kimpton Hotel site Construction began on the Kimpton Hotel (pictured above) just a few days ago. The above photo was snapped at 16th street halfway between Wewatta Street and Wynkoop Street. The project will also feature an office component. 1601 Wewatta Glass has now been installed on the front facade of the office building 1601 Wewatta (pictured above), a development by Hines. The planned office tower 1144 15th street is also being developed by Hines. Denver Urban Review was told by Hines that the 1144 15th Street project is slated to break ground this May. 17W The base for a crane has been installed at the 17W (pictured above and below) site. A Whole Foods is slated to occupy ground floor space, while apartment units will site above reaching a height of 13 stories. 17W The Confluence Denver Below grade work continues at The Confluence site pictured above. This luxury apartment project will rise to 34 floors. Union Station neighborhood Pictured above is a photograph snapped from the pedestrian bridge located at 18th Street and Chestnut Place. For now this is a great vantage point to view the construction that is taking place in the Union Station neighborhood and Central Platte Valley. It won't be long before buildings rise and block the views from this spot, but so is the progress of the Mile High City.
