Downtown Denver construction update
April 14, 2015 at 12:24 am 5
The weather was nice this past weekend and I grabbed my camera and went on an urban hike to take a look at the progress of the construction projects taking shape in downtown Denver. The crane comes down at the Hyatt House Hyatt place hotel project I stumbled upon a fortuitous site while walking down 14th Street. I noticed that the crane that had been used to construct the dual brand Hyatt House Hyatt Place was being taken down. Although it is more exciting to watch a crane being installed, this does signify that another Denver project is successfully nearing completion. Standing on 14th Street, the construction crane was taken down. The below photograph was snapped at 18th and Broadway, the location of the 26-story Skyhouse Denver apartment project. At this point, below grade work is taking place. When I attended the ground breaking ceremony construction personnel pointed out to me that large parts of the old Cosmopolitan Hotel foundation were discovered once excavation began. The Cosmopolitan Hotel was demolished in 1984 and the site was used as a parking lot for the last 30 years. Skyhouse Denver at 18th and Broadway. 1401 Lawrence continues to make vertical progress. Pictured above is the 22-story 1401 Lawrence office tower with work beginning on the third floor. Demolition takes place at Z Block site. Demolition of the an existing structure (pictured above and below) takes place at the future site of Z Block, a mixed use project that will feature office space and a hotel component. A water truck is on site to spray water while the structure is torn down to prevent dust and other particles from becoming airborne. This project is located at 18th and Wazee Street in Lower Downtown. Demolition of existing structure at Z Block site.   Work begins at the Kimpton Hotel site Construction began on the Kimpton Hotel (pictured above) just a few days ago. The above photo was snapped at 16th street halfway between Wewatta Street and Wynkoop Street. The project will also feature an office component. 1601 Wewatta Glass has now been installed on the front facade of the office building 1601 Wewatta (pictured above), a development by Hines. The planned office tower 1144 15th street is also being developed by Hines. Denver Urban Review was told by Hines that the 1144 15th Street project is slated to break ground this May. 17W The base for a crane has been installed at the 17W (pictured above and below) site. A Whole Foods is slated to occupy ground floor space, while apartment units will site above reaching a height of 13 stories. 17W The Confluence Denver Below grade work continues at The Confluence site pictured above. This luxury apartment project will rise to 34 floors. Union Station neighborhood Pictured above is a photograph snapped from the pedestrian bridge located at 18th Street and Chestnut Place. For now this is a great vantage point to view the construction that is taking place in the Union Station neighborhood and Central Platte Valley. It won't be long before buildings rise and block the views from this spot, but so is the progress of the Mile High City.

This mixed-use development will include office space and a hotel component and will rise to 12 stories. The hotel portion, a Hotel Indigo will include 180 rooms and signage is shown in the most recent rendering of the project. Global brand Hotel Indigo is a boutique hotel and each of its locations are designed to reflect the local culture. There are 61 Hotel Indigos around the world and plans call for that number to reach 100 in the next three to five years. President and CEO of the Downtown Denver Partnership Tami Door was on hand and addressed the crowd. "We do know that this city has been built by great strategy, great leaders and great thinkers. We are absolutely thrilled to have Hotel Indigo here and we know that this is going to be a great addition to an already vibrant tourist market," said Door

Denver’s Union Station, the transit hub of the front range population corridor is located just a block and and half away from this development. RTD commuter rail service to Denver International airport will begin in 2016. A RTD light rail station sits adjacent to the Union West Tower site with current service and connections to Denver’s west, southwest, and southeast suburbs.

Denver construction update March 2015

Excavation work is underway at the 17W site. 17W is now under construction at 17th Street and Wewatta. The project will be apartments and a Whole Foods is slated to occupy the first floor. Alta City house March 2015. Alta City House located at 19th Street and Chestnut is nearing completion as an RTD bus passes by. Elan Union Station March 2015. The above photo looks down Chestnut Place towards the southwest. The structure that sits on the righthand side of the photo was utilized as self storage building and is slated for demolition to make way for the planned 12-story Hilton Garden Inn. The structure on the lefthand side of the photo is northeast side of the Elan Union Station apartment project where the new King Soopers will be located. The 13-story building in the middle of the picture is the Cadence Union Station apartments. The crane is with the 1601 Wewatta office project that recently topped off at 10-stories. 1601 Wewatta March 2015. A crane delivers glass to the 1601 Wewatta office project that was developed by Hines. The glass has been stored in crates on an adjacent lot that is planned to become an 18-story office tower at the corner of 16th Street and Chestnut Place. 1601 Wewatta March 2015. Denver's Millennium bridge is one of three pedestrian bridges that connects downtown Denver with the Highlands. The Millennium bridge allows RTD light rail vehicles to safely pass under the bridge while pedestrians stroll above. The Confluence luxury apartments March 2015. The Confluence, a 34-story luxury apartment building is under construction and if you are wondering where the name for this development came from, it is because this tower will rise adjacent to the confluence of the Platte River and Cherry Creek. This project will feature underground parking. Excavation work is underway, but a lot of work will take place before the above grade work begins. Triangle Building March 2015. The open space between the Triangle building and the Environmental Protection Agency building (pictured on the righthand side of the photo) is where a cycling station will be located. Currently construction materials are located in the space. This space is actually the right of way for Wewatta Street. A deal was made between the City of Denver and the Triangle Building's developer East West Partners where underground parking for the building would be constructed underneath the Wewatta Street right of way as long as the developer placed a bike station on top of it. This was important because of the unusual triangular shape of the property. Triangular lots do not lend themselves to being ideal for underground parking structures. Liberty Global recently announced it will be leasing the top three floors of the Triangle Building. 1401 Lawrence March 2015. Above grade work is taking place on the 22-story 1401 Lawrence office project.National law firm Polsinelli has signed a 15-year lease to become the signature tenant of the building. 1401 Lawrence will have an outdoor space located on the 9th floor for its tenants. The dual brand Hyatt House Hyatt Place hotel March 2015. March 5, 2015 at 11:38 pm 6
A 12-story Hilton Garden Inn is coming to Denver's Union Station neighborhood. The project will be constructed at 20th Street and Chestnut Place. Currently two structures are standing on the site. One is a building that once offered self storage units. This structure is slated for demolition. The other structure is a designated Denver Historic Landmark that was used as a Denver fire station- Hose House #1. Constructed in 1883, Hose House #1 is the oldest continuously standing fire house in Denver. After its days as a fire house, the structure served various tenants and has sat unused since the 1980s. Focus property will be renovating the Hose House into a restaurant space that will serve hotel guests as well as residents and visitors of the Union Station neighborhood.
Hose House #1 built in 1883 will be renovated into a restaurant and incorporated into the planned Hilton Garden Inn hotel development.

Hose House #1 built in 1883 will be restored and renovated into a space for a future restaurant and incorporated into the planned Hilton Garden Inn hotel development.

"Long abandoned and suffering from decay, we will painstakingly restore the historic structure, expose the original masonry that has been covered up by stucco and maintain and restore historic elements such as the original carriage doors. Other than Union Station itself, the Hose House is the only remaining historic building in the Union Station district and will provide a link to the area’s past and an important sense of place for this dynamic city center neighborhood," said Josh Fine, vice president and general counsel of Focus Property Group. This 214 room Hilton Garden Inn will feature a roof top amenity deck which will be used for events and will offer views of downtown Denver and nearby Coors Field. The building will also include 5,000 square feet of meeting and banquet space and an indoor pool. Construction is slated to begin in May of this year with delivery expected in either the last quarter of 2016 or the first quarter of 2017. Denver's Union Station neighborhood is a very active area for construction these days and this project will join serval residential, commercial and mixed-use developments that are currently under construction. "Focus Property Group has been investing in downtown Denver for over 25 years. We believe in downtowns and particularly downtown Denver. The renewed Union Station neighborhood is the crown jewel of our urban core, with a 24-hour vibrancy that mixes office, residential, unique retail and multiple modes of transit. The new Hilton Garden Inn will add upscale select service hotel rooms to the hospitality offerings in Union Station, which is rapidly emerging as the neighborhood of choice for visitors to our city center," said Fine.

Denver residents will recall that this location was the one time home of a US Post Office. The hotel will be an independently named luxury hotel, and the name will be specified at a future date.  The project will include:
  • A roof deck pool and bar
  • 6,000 square feet of meeting and banquet space

“We are very excited to deliver what we expect to be another transformative project not only in Cherry Creek but for the Denver hospitality market as a whole. We’ve assembled an incredible team that has worked tirelessly to get the project to the groundbreaking, and they will deliver a successful and impressive product upon completion.” says Matt Joblon, CEO of BMC Investments. The general contractor is Mortenson Construction, JG Johnson and Klipp Architects are the architects for the project. New York based AvroKO fashioned the public spaces and the rooms. AvroKO also designed the Great Hall public space in Denver's newly renovated Union Station. Denver-based real estate investor and developer BMC is developing the $108 million Steele Creek luxury apartment project in Cherry Creek North and is planning to develop a $70 million medical office building in the Fitzsimmons medical campus area. Sage Hospitality operates more than 65 hotels. Today, Sage Hospitality manages hotels under the Marriott, Starwood, Hilton and Hyatt brands in addition to operating a growing number of independent, non-branded properties. “This project will mirror the big changes that have been taking place in the Cherry Creek North neighborhood,” said Walter Isenberg, president and CEO of Sage. “The hotel and restaurant we have planned will deliver the luxury experience for locals and visitors, we’re proud to bring these concepts to Denver.” This project joins several others that are under construction in Cherry Creek North. For more information on the projects under construction, take a look at Denver Urban Review's recent Cherry Creek Update.
