At the confluence of Denver’s Sloan’s Lake and West Colfax neighborhoods is a multitude of town home projects currently under construction. The heart of this construction is taking place along 17th Avenue between the western edge of Sloan’s Lake and Federal Boulevard.
Many of the original homes, most of which were single family homes and duplexes have been demolished to make way for the new developments.
While strolling in this part of Denver during the day one will hear the ubiquitous sounds of nail guns and hammers.
These townhomes are selling in the range of $300 a square foot. The common layout for these residences under construction in this park of Denver is a first floor garage, a second floor kitchen and living area, a third floor with a couple of bedrooms, and a rooftop deck designed to accommodate a hot tub and a gas fire place.
“There are several reasons why Sloan’s Lake is attractive to developers. The zoning in the area is conducive to townhome development, the land is still priced competitively enough that townhome projects can be profitable and obviously the demand for housing is growing in that area due to the proximity to downtown, the Lake and the amenities it provides, and the new St Anthony’s redevelopment which will provide the retail component,” explains Deviree Vallejo, broker Kentwood City Properties.
Construction continues at the former site of St. Anthony’s Hospital just south of Denver’s Sloan’s Lake. This 7-block $300 million development is titled SLOANS. St. Anthony’s hospital was demolished to make room for new ground-up construction. Residential, office, and retail components are under construction and planned for the site.
Below is a look at the Julian Street Townhomes under construction at 1623 Julian Street. This development features 10 units. Pricing on these homes begins at $489,000. Units offer 1,630 square-feet of space. The architect that designed Julian Street Townhomes is Anchen Wang and Urban Vision, LLC is the developer.
Row II, a 14-unit townhome development by Real Estate Denver Team in partnership with Dublin Development,LLC is under construction at 19th Avenue and Grove Street about a 1/3 of a mile west of Sports Authority Field at Mile High. Units will feature 2 bedrooms, a 2 car garage, and 2.5 baths. The homes are priced in the $400s. Rooftop decks are also included. Denver-based Real Architecture designed this development.
Under construction at 17th Avenue and King Street is the 10-unit Peaks at Sloan’s Lake project.
The units start at $499,000 and range in size between 1,615 and 1,634 square feet. Each unit includes two bedrooms, two full bathrooms, and two half bathrooms. The units also feature a two car garage and rooftop patios. The rooftop can accommodate a hot tub and a gas grill. The exterior will utilize beetle kill pine.
This project is being developed by Denver-based 303 Development. The architect that designed The Peaks at Sloan’s Lake is David Berton of Denver-based Real Architecture.
Construction is now underway on Sloan’s Row, a 24-unit townhome project. This development is taking shape on King Street between 17th and 16th Avenue. The units at Sloan’s Row range in size between 904 and 2,120 square feet. Units are priced between $344,000 and $659,000. The architecture firm that designed Sloan’s Row is Godden Sudik, and Symmetry Builders is constructing this project.
Denver-based 063 Design+Development is developing Row10, a townhome project that is currently under construction at West 18th and Hooker Street. This project includes 10 townhomes that are priced to begin at $399k. Homes will feature rooftop outdoor space
Below is the site of the Hallack Park at 18th Avenue and Irving. This project will include 10 units. Some of the units are pre-sold. Currently, the available units are priced in the low $500s and are just over 2,000 square feet in size.
