Construction continues at the former site of St. Anthony’s Hospital just south of Denver’s Sloan’s Lake. This 7-block $300 million development is titled SLOANS. St. Anthony’s hospital was demolished to make room for new ground-up construction. SLOANS is located approximately 2.5 miles west of Downtown Denver on the south side of West 17th Avenue and Raleigh Street. Denver Urban Review stopped by to take a look at the progress.
The project that has made the most headway is the Alexan Sloan’s Lake.

Alexan Sloan’s Lake will include 369 apartments on two separate blocks. The first units are expected to be delivered this fall with full completion slated for the spring of 2016. A 5th floor amenity deck is featured along with a yoga room, fitness room, and rentable storage space. Apartments will be offered in studio, 1, and 2 bedroom options. Denver-based JG Johnson Architects designed this project.

Also under construction on the south side of the development at Raleigh Street and Colfax is a structure that will house 6,000 feet of retail space. This project is being developed by Littleton Capital Partners.

An Alamo Drafthouse is slated to break ground just north of this retail building and will also front Colfax. Alamo Drafthouse will feature 8 movie screens. The theater chain also has announced plans to construct one of its cinemas as the site of the former Westminster Mall.
Yet to break ground at SLOANS, is a 12-story condo project planned by NAVA Real Estate Development. This 226-unit project will take shape at the southwest side of 17th Avenue and Raleigh Street. The development is currently on hold as a community group filed a lawsuit challenging a decision by the City of Denver to rezone that block to allow for a building of 12 floors in height to be built. This development would be one of the few condo projects built in Denver in recent years. Many believe the current construction defects laws are hindering condo development in Denver.
In an interview earlier this year, Trevor Hines a co-founder of NAVA Real Estate Development explained to Denver Urban Review why his firm decided to build a for-sale project.
“We see the condo market as especially strong in Denver. There is hardly any inventory on the market for condos and just about all new multifamily projects are rentals. We actually see entering the apartment market as being riskier with the amount rental projects coming online in the metro area. The key to limiting risk with a condo project is to build a high quality building and there is also current momentum to adjust the construction defects laws,” said Hines.

In this case, I really do hope the neighborhood loses their fight.
I agree with you Rob. Seems to me that a high-end condo project would only improve real estate values in the area. From what I have been told, there is a very good chance this project will get built. The lawsuit just slowed it down.
