Above is a rendering of the planned 182-unit apartment project at 2850 Blake Street in Denver's RiNo neighborhood. The development has been titled Modera River North Arts Mill Creek Residential is the developer, Denver-based Studio PBA is the architecture firm that designed this project, and Shaw Construction will be the general contractor on Modera River North Arts. The building will house 180 apartment units in a six-story building. Mill Creek plans to break ground at the end of the 1st quarter of 2016 with final units delivered near year end in 2017. 2450 S. University makes progress

Over in the Observatory Park neighborhood of Denver is the construction site of 2450 South University Boulevard.  This project is being developed by New York City-based Tessler Developments. The developemnt is located just to the east of the University of Denver and will rise to five floors once complete.

2450 S. University  will include 252 apartment units on levels two through five. The first floor will feature 31,000 square feet of retail space. Two levels of below-grade parking will also be included. The total square footage of the project including the underground parking is 420,000 square feet.

2450 South University will showcase an indoor lap pool, a yoga room, and a fitness room. On the rooftop, a lounge area and a pool will also be constructed.

Denver-based Shears Adkins Rockmore is the architecture firm that designed this project– the same architecture firm that also designed the 24-story Shorenstein development that is slated to begin construction at 1709 Chestnut in the Union Station neighborhood of Denver.

Site work began in the summer of 2015 when existing structures on the property were demolished in advance of excavation work.

Six-building office complex sold in Centennial

Holliday Fenoglio Fowler, L.P. (HFF) announced Tuesday that it has closed the sale of and arranged financing for Panorama Corporate Center, a 780,649-square-foot, six-building, Class A office campus in suburban Denver, Colorado.

HFF represented the seller, Miller Global Properties, LLC, in the sale of the property to EverWest Real Estate Partners and Independencia Asset Management.  Additionally, HFF assisted the new owner in securing a 70-percent-LTV, 10-year, full term interest only, fixed-rate acquisition loan at 4.78 percent through a national investment bank.  HFF was also involved in the prior sale of the property in 2013.

Panorama Corporate Center is situated on 42.1 acres at the southwest corner of the Interstate 25/Dry Creek Road interchange adjacent to the Dry Creek light rail station in Centennial, a southeast suburb of Denver.  The Class A complex was developed between 1996 and 2008 and is 94.1 percent leased to tenants including United Launch Alliance and Comcast.  Tenants have access to an on-site deli with Wi-Fi enabled outdoor seating and a fitness center, which is under construction in Building II. 

The HFF investment sales team was led by senior managing directors John Jugl and Mary Sullivan.

A look at Colorado Center

Located in southeast Denver near I-25 and Colorado Boulevard is Colorado Center. The elevator shafts are now reaching high into the sky which can easily be seen while driving on I-25. This project broke ground in August of 2015. Below is a photo looking towards Colorado Center from the RTD pedestrian bridge that spans I-25 Colorado Center construction Construction will take place in three phases on this Denver project: the Class AA office tower, the retail main street and the residential tower. The elevator shafts seen in these photos belong to the office component of this development. The office tower will top out at 15 floors.  This project will include a 210,000 square foot class AA office building and a 205,000 square foot residential tower that will house 189 apartments and 80 loft-style units with a fitness center. Also featured in this development will be the addition of 40,000 square feet of new retail space. The office and residential components will be housed in two separate buildings. Denver-based Tryba Architects is the primary architect on the project. Kansas City-based JE Dunn is  the general contractor. The progress of Belleview Station

One Belleview Station, a 16-story office tower that broke ground in June of 2015 is now rising at the northwest corner of Belleview and I-25 in the Denver Tech Center. This transit oriented development is set to join the master planned 42-acre Belleview Station development that features residential and retail components. The elevator cores have reached their full height and are easily visible from I-25. One Belleview Station will feature 310,000 square feet of class AA office space. Structured parking will be available with a ratio of 3.5 spaces per 1,000 square feet of office space. This project is pursuing LEED Gold certification for energy efficient designOne Belleview Station An RTD Light Rail station is located just to the north of the construction site for One Belleview Station at 1-25 and Belleview.

Gensler is the architecture firm that designed this building. Cushman & Wakefield is responsible for the leasing of this project and global investment and financial service firm Goldman Sachs is slated to lease a portion of the available office space. The recently completed MileHouse apartment (pictured on the righthand side of the below photo) features 352 units with a rooftop amenity deck with a pool and a fitness center. The second phase, The Den Apartments (seen on the lefthand side of the below photo) at Belleview Station broke ground in July, and is scheduled to open its 325 residences this summer. Holland Partner Group is the general partner for the community, which is being developed with partner NASH Communities (North America Sekisui House, LLC). The two apartment buildings create a combined total of 70,000 square feet of retail space. Holland Partner Group is the same firm that developed the 21-story residential building the Platform at Union Station and the Pivot Denver mixed-use development that is currently under construction near Denver's Union Station.
