Now under construction at at 2450 South University Boulevard is a five-story mixed-use development. This project is being developed by New York City-based Tessler Developments. The property is located just to the east of the University of Denver in the Observatory Park neighborhood of Denver.
The project will include 252 apartment units on levels two through five. The first floor will feature 31,000 square feet of retail space. Two levels of below-grade parking will also be included. The total square footage of the project including the underground parking is 420,000 square feet.
2450 South University will showcase an indoor lap pool, a yoga room, and a fitness room. On the rooftop, a lounge area and a pool will also be constructed.
Denver-based Shears Adkins Rockmore is the architecture firm that designed this project– the same architecture firm that also designed the 24-story Shorenstein development that is slated to begin construction at 1709 Chestnut in the Union Station neighborhood of Denver.
WBB Construction is serving as the general contractor on 2450 South University.
“The construction includes drilled piers, micropile rock anchors, concrete construction of below grade parking levels, a concrete podium at the first level above grade, and four stories of engineered metal stud framing structure with long span metal decking and concrete topping,” explains operations manager Janet Talbot of WBB Construction.
To make way for this development several buildings on the property had to be demolished. Site preparation work began this summer. Other than a 7-eleven that will remain on the north end of the block, this development will utilize the remainder of the block which is located on the northeast side of the intersection of South University Boulevard and Harvard Avenue.
