American Tire Distributors has signed to lease a 127,000 square-foot-building at Crossroads Commerce park at 55th Avenue and Washington Street in unincorporated Adams County. This transaction represents the first full-building lease at Crossroads Commerce Park and was announced Wednesday by Trammell Crow Company, along with capital partner Principal Real Estate Investors.

The 127,000 square-foot-building will be a brand new structure at Crossroads Commerce Park. The structure is designed by Architect Ware Malcomb and the general contractor is Murray & Stafford. Once built, Crossroads will provide approximately 1 million square feet of leasable space in buildings that range in size between 17,000 and 376,000 square feet. Trammell Crow and Principal Real Estate Investors purchased the 36-acre site in July and shortly thereafter began construction on three speculative buildings. These three buildings will create 640,000 square feet of space.

The Newmark Grubb Knight Frank team of Mike Wafer and Tim D’Angelo represented Trammell Crow Company in the transaction. Josh Allred, from Jackson Cooksey, represented American Tire Distributors.

American Tire Distributors is headquartered in Huntersville, North Carolina and has more than 140 distribution centers between the United States and Canada.
Sections of Crossroads Commons park sit in both Denver County and Adams County.
