Denver construction update: June

It has been a month since the last Denver construction update, which means it was time to grab the camera and take a look at the projects taking shape. It was a another wild weather day in the Mile High City with two rounds of thunderstorms and periods of blue sky in between. Several events took place this weekend and it was great to see so many people out and about enjoying our city. This is also an exciting construction update as there are a couple of new projects that have joined the party. That being said, the first project on our June construction tour is the Country Club Towers. Prep work at this site has been taking place for the last few months, but now construction is taking place in earnest. This project will include two 30-story residential towers. The Broe Group is developing this project just west of Downing Street and on the south side of Speer Boulevard. Country Club Towers The Speer Boulevard Apartments are featured in the below photo at Speer Boulevard and Grant Street. This residential project has one more floor to go before it tops out at 6 stories. IMG_7520 7th and Sherman Apartments The base for a construction crane has been installed at the site of the 7|S Denver Haus apartments.  Once completed this project will include 115 apartment units. Also under construction in Denver's Capitol Hill neighborhood is MOTO apartment project at 8th and Sherman Street. MOTO Apartments Denver 8th Avenue and Broadway Apartments Pictured above is the 8th Avenue and Broadway apartment project. The exterior finishes are now beginning to be applied. Below are two pictures of the Joule apartment project that is under construction in Denver's Golden Triangle neighborhood at Speer Boulevard and Cherokee Street. This development is seeking LEED certification. Joule Apartments Denver Joule Apartments Denver As the midday sun was reaching its peak in the sky, the clouds began to thicken. I proceeded north where I snapped a picture of the dual brand Hyatt House/Hyatt Place Hotel. Exterior work on this project is nearing completion. This 21-story hotel is slated to open this fall. Hyatt House/ Hyatt Place Denver Here is a most exciting addition to the construction update, the 40-story 1144 Fifteen Street skyscraper. The construction fence is now up at the 1144 Fifteenth Street site. Construction will begin in earnest in the coming days. 1144 Fifteenth Street   1401 Lawrence At Fourteenth and Lawrence of course is the 22-story 1401 Lawrence office project that is under construction in downtown Denver. Below is a picture of the Denver Chalk Art Festival that was taking place in and around Larimer Square. Not exactly construction related, but for sure one of Denver's great annual events. Unfortunately just a few minutes after I walked through the festival the weather quickly changed moods and a tropical downpour began. Not sure if the artists use some kind of special chalk, because it looked like the artwork was not ruined from the rain. Denver Chalk Art Festival     Triangle Building Looking down Wewatta towards 16th Street is the Triangle Building where the last phases of construction are taking place. It was at this point that the downpour began and I scampered to the nearest coffee shop to keep the camera out of the rain. The clouds parted just as fast as they arrived and since I was in the area, I wanted to see how the Platte River and Cherry Creek were looking —I have never seen that much water in Confluence Park before Denver rain The Platte River Denver Confluence Park Anyways, getting back to the construction tour. The next project on our list is the 34-story Confluence luxury apartment project at 15th Street and Little Raven. Excavation work continues on this project.The Confluence 1601 Wewatta Over in the Union Station neighborhood is 10-story 1601 Wewatta (above) office building that is being developed by Hines. Last week it was announced that two tenants have signed to lease space at 1601 Wewatta—Hogan Lovells LLP will lease office space and the Colorado Athletic Club will be opening a fitness center in the building. Seen below is the construction site of the Kimpton Hotel. This project will also include a boutique office space. Kimpton Hotel Denver Pictured below is the construction site of the 17W mixed use development that will feature a Whole Foods on the ground floor and 600 apartment units. The total height of this project is 13 floors. !7W Union Tower West Shown above is the Union Tower West construction site. This mixed-used development will showcase a boutique hotel as well as leasable office space contained within a 12-story building. Union Tower West will take shape at 18th and Wewatta. Elan Union Station Work is wrapping up on the Elan Union Station project at 19th Street and Chestnut Place. This project will feature a King Soopers on the Ground floor. By the time I had made my way to LoDo to take a look at the progress of the Z Block project the clouds had returned. A great deal of excavation work has taken place at the Z block site in the last month. This project will feature a hotel managed by Sage Hospitality and 200,000 square feet of office space. Prologis recently announced that they will be leasing space in this building. Z Block is seeking LEED Gold certification. Z Block Pictured below is the Alexan Uptown residential project at Logan and 19th Avenue. It will feature 372 apartment units in a 12-story building. Alexan Uptown The sun came out for the last stop on our Denver construction update. The 26-story SkyHouse project has just begun to go vertical at 18th and Broadway. The next few months will be exciting as several of these projects are moving from "hole in the ground stage" to going vertical. Positive news for Denver’s office market

In a first quarter report by Avison Young, office vacancy in Denver dipped to a 14-year low of 10% in the first quarter of 2015. Denver has not seen rates at or below 10% since 2001 when vacancy was 9.7%. The class A vacancy rate was 9.1% in the first quarter, down from the year-end 2014 mark of 10.1%.

The report outlines positive indications for the Denver office market, but the report does mention that the oil and gas markets could impact Denver. “The Denver office market is still strong, but oil and gas sublease space and new construction deliveries may soften the market,” comments Alec Wynne, Avison Young Principal and Managing Director of the company’s Denver office. Two major announcements took place in the first quarter involving office buildings that are currently under construction. Liberty Global announced it has signed to lease space in the Triangle Building that is nearing completion at 1550 Wewatta Street and Prologis announced it will be leasing space at the mixed-use Z Block project that recently broke ground in Lower Downtown. “Fortunately, Denver is in a favorable position to handle negative absorption and rising vacancy due to the city’s strong regional economy. This year will be a good test of the office market’s ability to handle uncertainty within a prominent industry after many years of solid growth,” adds Wynne.

Other office projects under construction include the 10-story 1601 Wewatta developed by Hines and the 22-story 1401 Lawrence office tower being developed by First Gulf. National law firm Polsinelli has signed a 15-year lease to become the signature tenant of 1401 Lawrence Looking forward, the 40-story 1144 15th Street  skyscraper is expected to break ground in the very near future. This project is being developed by Hines. Once completed 1144 will be the tallest commercial building built in Denver since 1999 Broadway was completed in 1985.  East West Partners is planning an 18-story office project at 16th Street and Chestnut Place that is expected to break ground this year.

After returning from my trip to Seattle and Vancouver, the first thing I wanted to do was take a look at the progress of the construction projects in and around downtown Denver. This is Denver Urban Review's most epic construction update thus far. Speer Boulevard Apartments Photographed above is the Speer Boulevard apartments.  This project is located at 6th Avenue and Speer. Once completed this structure will be 6 floors. 7th and Sherman Below grade work takes place at the site of the 7th and Sherman apartments. Moto Apartment The MOTO apartments (above) at 8th Avenue and Sherman Street has reached its full height in Denver's Capitol Hill neighborhood. A coffee shop and a barber shop are slated to occupy ground floor retail space in this structure. 8th and Broadway apartments Pictured above is the apartment project that sits between Broadway and Lincoln at 8th Avenue. This project has reached its full height. Joule Denver The Joule apartment project (above) is located in Denver's Golden Triangle neighborhood at Speer Boulevard and Cherokee Street. Alexan Uptown Once completed the Alexan Uptown project (above) at Logan and 19th Avenue will feature 372 apartments units in a 12-story building. Work is now taking place on the parking structure upon which the apartment units will reside. Below is a photo of the Skyhouse Denver apartment project that is set to rise at Broadway and 18th Street. Once completed Skyhouse Denver will rise to 26-stories. SkyHouse Denver   Z Block Work continues on the Z Block project in Lower Downtown Denver. The recent rains combined with the construction sites around town have helped to create an abundance of short-lived ponds. Kimpton Hotel Denver The construction site in the picture above is set to become the home a Kimpton Hotel as well as a boutique office space. Also shown on the left hand side of the photo os the Triangle building which in nearing completion. The Triangle building will become the new home of Liberty Global. 1601 Wewatta Exterior work on 1601 Wewatta nears completion in Denver's Union Station neighborhood. 17W The 17W (above) site is a very active construction site these days. Somebody better lock that gate before any construction nerds begin to wonder in. Downtown Denver construction update

The weather was nice this past weekend and I grabbed my camera and went on an urban hike to take a look at the progress of the construction projects taking shape in downtown Denver. The  crane comes down at the Hyatt House Hyatt place hotel project I stumbled upon a fortuitous site while walking down 14th Street. I noticed that the crane that had been used to construct the dual brand Hyatt House Hyatt Place was being taken down. Although it is more exciting to watch a crane being installed, this does signify that another Denver project is successfully nearing completion. Standing on 14th Street, the construction crane was taken down. The below photograph was snapped at 18th and Broadway, the location of the 26-story Skyhouse Denver apartment project. At this point, below grade work is taking place. When I attended the ground breaking ceremony construction personnel pointed out to me that large parts of the old Cosmopolitan Hotel foundation were discovered once excavation began. The Cosmopolitan Hotel was demolished in 1984 and the site was used as a parking lot for the last 30 years. Skyhouse Denver at 18th and Broadway. 1401 Lawrence continues to make vertical progress. Pictured above is the 22-story 1401 Lawrence office tower with work beginning on the third floor. Demolition takes place at Z Block site. Demolition of the an existing structure (pictured above and below) takes place at the future site of Z Block, a mixed use project that will feature office space and a hotel component. A water truck is on site to spray water while the structure is torn down to prevent dust and other particles from becoming airborne. This project is located at 18th and Wazee Street in Lower Downtown. Demolition of existing structure at Z Block site.   Work begins at the Kimpton Hotel site Construction began on the Kimpton Hotel (pictured above) just a few days ago. The above photo was snapped at 16th street halfway between Wewatta Street and Wynkoop Street. The project will also feature an office component. 1601 Wewatta Glass has now been installed on the front facade of the office building 1601 Wewatta (pictured above), a development by Hines. The planned office tower 1144 15th street is also being developed by Hines. Denver Urban Review was told by Hines that the 1144 15th Street project is slated to break ground this May. 17W The base for a crane has been installed at the 17W (pictured above and below) site. A Whole Foods is slated to occupy ground floor space, while apartment units will site above reaching a height of 13 stories. 17W The Confluence Denver Below grade work continues at The Confluence site pictured above. This luxury apartment project will rise to 34 floors. Union Station neighborhood Pictured above is a photograph snapped from the pedestrian bridge located at 18th Street and Chestnut Place. For now this is a great vantage point to view the construction that is taking place in the Union Station neighborhood and Central Platte Valley. It won't be long before buildings rise and block the views from this spot, but so is the progress of the Mile High City.

  Excavation work is underway at the 17W site. 17W is now under construction at 17th Street and Wewatta. The project will be apartments and a Whole Foods is slated to occupy the first floor. Alta City house March 2015. Alta City House located at 19th Street and Chestnut is nearing completion as an RTD bus passes by. Elan Union Station March 2015. A King Soopers will be opening on the first floor of the Elan Union Station apartment project at 19th Street and Chestnut Place. Denver's Union Station neighborhood March 2015. The above photo looks down Chestnut Place towards the southwest. The structure that sits on the righthand side of the photo was utilized as self storage building and is slated for demolition to make way for the planned 12-story Hilton Garden Inn. The structure on the lefthand side of the photo is northeast side of the Elan Union Station apartment project where the new King Soopers will be located. The 13-story building in the middle of the picture is the Cadence Union Station apartments. The crane is with the 1601 Wewatta office project that recently topped off at 10-stories. 1601 Wewatta March 2015. Denver's Millennium bridge is one of three pedestrian bridges that connects downtown Denver with the Highlands. The Millennium bridge allows RTD light rail vehicles to safely pass under the bridge while pedestrians stroll above. The Confluence luxury apartments March 2015. The Confluence, a 34-story luxury apartment building is under construction and if you are wondering where the name for this development came from, it is because this tower will rise adjacent to the confluence of the Platte River and Cherry Creek. This project will feature underground parking. Excavation work is underway, but a lot of work will take place before the above grade work begins. Triangle Building March 2015. The open space between the Triangle building and the Environmental Protection Agency building (pictured on the righthand side of the photo) is where a cycling station will be located. Currently construction materials are located in the space. This space is actually the right of way for Wewatta Street. A deal was made between the City of Denver and the Triangle Building's developer East West Partners where underground parking for the building would be constructed underneath the Wewatta Street right of way as long as the developer placed a bike station on top of it. This was important because of the unusual triangular shape of the property. Triangular lots do not lend themselves to being ideal for underground parking structures. Liberty Global recently announced it will be leasing the top three floors of the Triangle Building. 1401 Lawrence March 2015. Above grade work is taking place on the 22-story 1401 Lawrence office project.National law firm Polsinelli has signed a 15-year lease to become the signature tenant of the building. 1401 Lawrence will have an outdoor space located on the 9th floor for its tenants.The dual brand Hyatt House Hyatt Place hotel March 2015.
