32V in LoHi makes progress

Currently under construction in Denver's LoHi neighborhood at 32nd Avenue and Vallejo Street is 32V. This mixed use development will feature 28,000 square feet of office space and 6,000 square feet of retail on the first floor.
This development was designed by Denver-based Elevate Architecture.
The floor plates are approximately 12,000 square feet in size. The second floor features a 3,000 square foot mezzanine.  There is a roof top deck and private balconies are included on each office suite. Views of Downtown Denver and the mountains can be seen from 32V.

Capitol Hill Projects Announced

JLL announced today that it has secured $25 million in construction and bridge financing for 777 and 757 Grant Street in Denver, Colorado. 777 Grant Street is a vintage office building that will be renovated and repositioned while 757 Grant Street is a Class A, ground-up multifamily development.

These structures will be Located on the corner of 8th Avenue and Grant Street within Denver’s Capitol Hill neighborhood,

Once renovated, 777 Grant will be a Class A asset and planned for the first floor lobby that will be a kitchen/café area with high-top booth seating; a large executive conference room; ground floor retail space; a new fitness center with lockers and showers; and bike and storage space. The 77,331-square-foot building will also provide tenants with 138 parking stalls in a below-grade parking structure and surface parking. 

757 Grant Street will be a ground-up, four-story residential building sitting atop a four-story parking structure. 757 Grant Street will be a studio-only, 68-unit development. Amenities will include a community room, fitness center and rooftop deck with lounge seating, gas grills and a fire pit.

Zeppelin Development project breaks ground

Last week, Denver-based Zeppelin Development announced the groundbreaking for Kabin, 194 workforce housing units in River North (RiNo).

The groundbreaking will took place on Wednesday, April 24 at 3461 Ringsby Court, behind the RTD facility.

Kabin will provide workforce housing to service industry and young professionals. Designed by a collaboration including Dynia Architects, Wenk Associates and Barker Rinker Seacat Architecture, the residences will primarily be one bedrooms with wood panel detailing on the exterior and interior areas, providing a warmer pallet. Zeppelin states the units have been designed to maximize sunlight.

Residents will also enjoy easy access to all of the amenities and services on the TAXI campus, including Comal, Black Black Coffee, a shipping container pool, conference rooms, community garden, and the early childcare education center

Kabin is scheduled for completion in the summer of 2020.

999 17th Street

The Exterior glass work is now complete at 999 17th Street. This is a 9-story office building that contains 93,000 square feet of office space. 

Davis Partnership Architects

999 17th Street was designed by the Denver-based architecture firm Davis Partnership Architects. The developer is Shea Properties.  This building is located at the corner of 17th Street and Curtis Street in Downtown Denver. 

Construction for 999 17th Street began in December of 2017. The General Contractor is GE Johnson

The Glass facade on the 17th Street side of 999 17th Street is very unique and creates a one-of-a-kind visual experience for onlookers. Davis Partnership Architects designed the facade to include glass segments that are angled in 6 different directions.

Inside look at Lakehouse

It has been a year since Lakehouse, a 12-story condominium development located at 17th Street and Raleigh in Denver broke ground. I was invited to tour the Lakehouse project for an inside look at the construction site. The building has reached four floors in height. Once complete, Lakehouse will include 206 units. The development is located just south of Sloans Lake on the former site of St. Anthony Hospital. Condominiums range in size from 675 square feet to 2,285 square feet, with one, two and three bedroom options, and street level rowhomes are two bedrooms, ranging in size from 1,300 square feet to 2,473 square feet. Justin Martin Photography                                 Lakehouse is designed by RNL Design, with collaboration with Munoz + Albin Architecture & Planning. The general contractor is GH Phipps. NAVA Real Estate Development is the developer. The property will feature a gym, yoga studio and sauna. An open air pool overlooking Sloans Lake and a patio with fire pits will also be included. The units will contain open-air balconies,
