30-story tower planned for Denver

Plans for a 30-story tower have been submitted to Denver's planning office. The tower would be located at 19th Street and Arapahoe St. in Downtown Denver.

Chicago-based Riverside Investment & Development is developing this Downtown Denver project.

The above rendering was provided directly to Denver Urban Review from Reputation Partners, a public relations firm representing the project. A statement on the project was also provided.

“Riverside Investment & Development is excited at the prospect of joining the Denver business community in the near term. Each of our developments prioritizes quality, efficiency, technology and integration into the urban context, and our intent is to execute a similar approach for this property. We are pleased to have initiated the review process with the City of Denver and look forward to the next steps of collaboratively engaging key community stakeholders.”

The plans were submitted to the Denver planning office by Chicago-based architecture firm Goettsch Partners. Also named on the plans is Shears Adkins Rockmore Architects 

The planned site is currently a parking lot owned by Paradise Land Company.

The plans for this project show 628 parking spaces and 9,500 square feet of retail space on the first floor with the remaining space being dedicated for office space.

32V in LoHi makes progress

Currently under construction in Denver's LoHi neighborhood at 32nd Avenue and Vallejo Street is 32V. This mixed use development will feature 28,000 square feet of office space and 6,000 square feet of retail on the first floor.
This development was designed by Denver-based Elevate Architecture.
The floor plates are approximately 12,000 square feet in size. The second floor features a 3,000 square foot mezzanine.  There is a roof top deck and private balconies are included on each office suite. Views of Downtown Denver and the mountains can be seen from 32V.

Capitol Hill Projects Announced

JLL announced today that it has secured $25 million in construction and bridge financing for 777 and 757 Grant Street in Denver, Colorado. 777 Grant Street is a vintage office building that will be renovated and repositioned while 757 Grant Street is a Class A, ground-up multifamily development.

These structures will be Located on the corner of 8th Avenue and Grant Street within Denver’s Capitol Hill neighborhood,

Once renovated, 777 Grant will be a Class A asset and planned for the first floor lobby that will be a kitchen/café area with high-top booth seating; a large executive conference room; ground floor retail space; a new fitness center with lockers and showers; and bike and storage space. The 77,331-square-foot building will also provide tenants with 138 parking stalls in a below-grade parking structure and surface parking. 

757 Grant Street will be a ground-up, four-story residential building sitting atop a four-story parking structure. 757 Grant Street will be a studio-only, 68-unit development. Amenities will include a community room, fitness center and rooftop deck with lounge seating, gas grills and a fire pit.

Zeppelin Development project breaks ground

Last week, Denver-based Zeppelin Development announced the groundbreaking for Kabin, 194 workforce housing units in River North (RiNo).

The groundbreaking will took place on Wednesday, April 24 at 3461 Ringsby Court, behind the RTD facility.

Kabin will provide workforce housing to service industry and young professionals. Designed by a collaboration including Dynia Architects, Wenk Associates and Barker Rinker Seacat Architecture, the residences will primarily be one bedrooms with wood panel detailing on the exterior and interior areas, providing a warmer pallet. Zeppelin states the units have been designed to maximize sunlight.

Residents will also enjoy easy access to all of the amenities and services on the TAXI campus, including Comal, Black Black Coffee, a shipping container pool, conference rooms, community garden, and the early childcare education center

Kabin is scheduled for completion in the summer of 2020.

Renovation for 930 15th St.

Holliday Fenoglio Fowler, L.P. (HFF) has announced $54.60 million in acquisition bridge financing for the repositioning of 930 15th Street, a 223,000-square-foot vacant office/data center building in Downtown Denver, Colorado.

The HFF team worked on behalf of the borrower, SteelWave LLC and Rialto Capital Management, to arrange the four-year, floating-rate acquisition and bridge loan through Square Mile Capital Management.  Loan proceeds will be used to acquire and reposition the asset into a state-of-the-art office building.

930 15th Street is located at the corner of 15th and Curtis Street in Downtown Denver. The property served as the administrative back office center of CenturyLink for the past 20 years and is currently vacant. 

Steelwave LLC and Rialto Capital Management with design by Gensler Architects will transform the asset into office space within the Denver CBD through significant renovations and modern amenities.  Planned renovations include a floor-to-ceiling glass curtain wall on two facades  Planned amenities include a collaboration lounge area, café and wine bar, rooftop fitness center, bike lab, rooftop event area and lounge, and conference center. 

The HFF debt placement team representing the borrower included director Leon McBroom and senior managing director Eric Tupler.
