It’s a new month and that means it is time once again to take a look at the projects under construction in Denver. A couple of projects are making their debut on the construction update.
Let’s jump right in with a look a look at the Country Club Towers project that is under construction just to the southwest of the intersection of Speer Boulevard and Downing Street. Country Club Towers will include two 31-story towers that will house a total of 551 apartment units and 1005 parking spaces. This development is being developed by The Broe Group. Here is a photo from the sidewalk on Downing Street. Two concrete booms can be seen.

On the north side of Speer Boulevard and Grant Street is the Speer Boulevard Apartments. This project is being developed by Gables Residential who developed the Gables Cherry Creek apartment project at 360 South Monroe Street. Gables Cherry Creek will be complete this fall. The installation of brickwork continues to make progress on the Speer Boulevard Apartments.

Just a short distance away at 7th Avenue and Sherman Street is the 7|S Denver Haus apartment building. Denver-based Craine Architecture designed this apartment project that will house 115 apartment units. 7|S Denver Haus has two more floors to go before it reaches its full height. The building will have a combination of studio, one, and two bedroom units. 7|S Denver Haus will be managed by Red Peak, a Denver firm that develops and manages apartment properties in the Mile High City.
Below is a photo of the construction site of what will become Denver Health’s Support Services Building. This project makes its first appearance on the update. A ground breaking ceremony was held on October 15th. Davis Partnership Architects is the architecture firm that designed this building and Trammell Crow is providing development services. The Support Services Building will allow Denver Health to consolidate specific services in one building. The structure will rise to 9 floors and will include space for ground-floor retail. Here is the construction site as viewed from Broadway just south of 6th Avenue.
Two blocks to the north at 8th Avenue and Broadway is the VIA Denver apartment development. The building will feature one and two bedroom apartments.

In the Golden Triangle neighborhood of Denver at Speer Boulevard and Cherokee Street is the Joule apartment project that is nearing completion. One can see how the structured parking was enclosed. Joule has been developed by Texas-based LYND Company that has plans to build an apartment project adjacent to Industry near 30th and Brighton Boulevard.

Up on 12th and Bannock is the construction site of the Kirkland Museum of Fine and Contemporary Art. The museum currently is located in Capital Hill and will relocate once the new building is complete. This site is a block away from the Denver Art Museum and The Clifford Still Museum. The property served as a parking lot before work began. The asphalt from the parking lot is currently being removed.

Just a block away at 13th and Cherokee and also located in the Golden Triangle neighborhood is the construction site of Eviva Cherokee. The Beck Group designed this project and is also serving as the general contractor. Eviva Cherokee will rise to 19 floors. Five of the floors will be structured parking, the sixth floor will an amenity level and floors seven-nineteen will house apartments. Atlanta-based Integral Group is the developer. Eviva Cherokee will include one, two, and three bedroom apartments.

In downtown Denver at 14th Street and Glenarm Place is the dual-brand Hyatt House/Hyatt Place that is slated to open later this month. The fence has been removed and pedestrians can now walk in the sidewalk in frot of this 21-story building that has been developed by White Lodging.

At 15th and California is another dual-brand hotel project that is being developed by White Lodging. This site will become an AC Hotel by Marriott and a Starwood-branded Le Meridien Hotel and will rise to 20 floors once complete. Construction began in September. Excavation is currently taking place.

Next is the construction site of 1144 Fifteenth Street. This future skyscraper will stand at 40 floors once finished. Hines is the developer of 1144 Fifteenth Street. The building will include 640,000 square feet of office space, a 5,000 square-foot fitness center, and space for ground-floor retail. Pickard Chilton is the architecture firm that designed this building and Hensel Phelps is the general contractor.

At 14th Street and Lawrence is the site of 1401 Lawrence. This project is now at 15 floors and will top off at 22 floors. 1401 Lawrence was designed by The Beck Group who is also serving as the general contractor on this development. National Law firm Polsinelli has signed a lease to become the signature tenant of the building. Ground-floor space for a coffee shop/restaurant will also be featured.

Below is a look at the construction site of what will become the 34-story The Confluence apartment tower. The name of this development is derived from its location adjacent to the confluence of the Platte River and Cherry Creek.

Walking over Denver’s Millennium Bridge towards Union Station we find the Kimpton Hotel construction site. In addition to the hotel will be a 5-story structure that will house leasable office space. The hotel portion of the project will rise to 12 floors once complete and include 200 rooms. Ground-floor space for retail/restaurants is also featured in this project. GE Johnson is serving as the general contractor. The first photo below was captured at the intersection of 16th Street and Wewatta Street.

Also under construction in the Union Station neighborhood of Denver is the Pivot Denver project at 17th and Wewatta Street. A Whole foods grocery store has been announced to occupy space in this development. Pivot Denver will top off at 13 floors once finished. Holland Partner Group is the developer and Davis Partnership Architects designed the structure.

Here is a photo of Pivot Denver from the pedestrian bridge above the train tracks at 18th Street. Denver’s Union Station is just about hidden behind this project. Cranes from other projects can be seen in this photo as well. The empty lot in the foreground is where the 24-story Shorenstein development will take shape. Thought this one looked sharp in black & white.

On the other side of 18th Street is the mixed-use Union Tower West project that will reach 12 floors once complete. Union Tower West will include 100,000 square feet of office space and a 180-room Indigo Hotel. Atlanta-based Portman Holdings is the developer and Hensel Phelps is the general contractor.
Here is a photo of the Union Tower West construction site captured from the pedestrian bridge at Union Station.

And a photo at 18th and Wewatta.

Around the corner and on the same block at 1975 18th Street is the Ashley Union Station affordable houseing project.

Over in the LoDo neighborhood of Denver is the Dairy Block project under construction on the block of 18th, 19th, Wazee and Blake Street. This mixed-use project will include office space and a hotel component.

Below is a photo of Dairy Block from Blake Street. A concrete boom can be seen pouring an elevator shaft. The Windsor Farm Dairy building can be seen on the righthand portion of the building which provided the inspiration for the name of this project.

Over in the Uptown Neighborhood is the Alexan Uptown apartment project that is under construction. Alexan Uptown will rise to 12 floors and will include 372 apartments. Kephart is the architecture firm that designed this building.
Here is a photo of Alexan Uptown from Benedict Fountain Park.

And a photo looking down 20th Street towards downtown.

Another project that is making its debut on the Denver construction update is the Colorado Health Foundation’s next home. A ground breaking was held on October 5th. This development will take shape at 17th and Pennsylvania. Davis Partnership Architects designed this project and Saunders is serving as the general contractor.

The last project on this month’s update is the SkyHouse Denver project that is under construction at 18th and Broadway. SkyHouse Denver has now reached the 24th floor. It will top out at 26 floors.
As Seen looking south down Broadway.

And one last photo looking north down Broadway.
That concludes this month’s look at the projects under construction in central Denver.
Have a great week,

That last photo is my favorite with the gorgeous old Brown Palace, One Lincoln Park and now Skyhouse all together. Just another fine update Justin with especially great photographs around town.
Thanks Rob! That photo is my favorite as well.
Great stuff. Unbelievable progress happening right now.
Thanks Trent!
Thanks for another amazing update Justin. You do such a wonderful job keeping those of us who aren’t lucky enough to live in Denver anymore (for now) informed.
Stylistically…I really like that you get shots of these projects from a distance when you can. It really shows how they fit into the context of the neighborhood. Well done!!
Thanks Dan!
Great photographs. I would love to see more pictures of the recently updated Lincoln Center which prior to the new color i always thought was an atrocity.
Hi Nicholas, Here is an update on Lincoln Center from the last week of October: http://denverurbanreview.com/2015/10/1660-lincoln-upgrades/
I will have to snap some more photos of it on my next urban hike.
