7th and Grant, a 175-unit apartment project is planned to break ground in early 2016. The units will be housed in an 8-story building. This project will rise in Denver’s Capitol neighborhood at (you guessed it) 7th and Grant. A Trader Joe’s grocery store resides on the east side of the same block where 7th and Grant will take shape.
7th and Grant is being developed by Denver-based SmithJones Partners. Texas-based Ziegler Cooper Architects is the firm that designed this project.
The building will feature a pool, fitness room, and ground-floor space for retail or a restaurant.
A fence has encompassed the 7th and Grant site where several homes have sat vacant for over a year. The homes were most recently rented as office space for a variety of small businesses. These structures will be demolished in advance of construction.
Smith Jones has also developed the now complete 289-unit residential project at 360 S. Monroe in the Cherry Creek neighborhood of Denver.
7th and Grant will join a handful of other residential projects under construction in this part of Denver. The 6-story Speer Boulevard apartments is nearing completion at Grant Street and Speer Boulevard. Just a short distance away at 7th and Sherman is the 115-unit 7|S Denver Haus that is also under construction.
The 6-story MOTO apartment project recently opened at 8th and Sherman as well.
