RiNo & Five Points construction update

Here is a look at the progress of the projects under construction in Denver's RiNo and Five Points neighborhoods. The first project seen below, is the construction site of 2300 Welton. This affordable housing development will offer 223 units once completed. Humphries Poli Architects designed this structure. 2300 Welton 2300 Welton Just a short distance away at 25th and Welton and also in Denver's Five Points neighborhood is the The Wheatley project. This mixed-use development was designed by Denver-based Craine Architecture. The Wheatley will include 82 apartments with 64 for of those units at market rate, 14 townhomes and 3,800 square-feet of retail space. Palisade Partners is the developer. The Wheatley Five Points Justin-280 Below is a photo of Alloy on Lawrence townhome project at 32nd Street and Lawrence in RiNo. Alloy will include 7 townhomes once completed. Fuse Living is developing this project. Craine Architecture is the firm that designed Alloy on Lawrence. Alloy on Lawrence Also under construction in RiNo is the mixed-use 35th and Larimer project. This development will feature ground-floor space for retail and office use, with two floors of apartments siting above. Humphries Poli Architects designed this project and Littleton Capital Partners is the developer. This project is slated to be completed in June. Signage attached to the construction fence indicates that the project is now titled Link 35. Below are a couple of photos of Link 35 from Larimer Street. Link 35 Denver Link 35 Denver On the 3400 block of Larimer Street we find the construction site of the Larimer Row project. Residents have now moved into the units in the first phase of this project; phase 2 of Larimer row is now under construction. This project was designed by EVstudio and is being built by BLVD builders—both of which are Denver based. Larimer Row Denver Over at 32nd Street and Blake is the Factory Flats development that will feature 24 for-sale condo units. The units will be powered by solar panels and will range in size between 1,188 to 1,456 square feet. Ground floor space for retail or office use has been incorporated into this development. Factory Flats Denver At 30th and Blake Street is the Backyard on Blake mixed-use development that includes office, retail, and residential components. Backyard on Blake RiNo The below photo points towards the residential portion of Backyard on Blake that will include 14 townhomes. Colorado-based Invent Development Partners is the developer and Denver-based Sprocket Design-Build is the architect and general contractor of this construction project. Backyard on Blake RiNo At 31st and Brighton Boulevard progress can be seen on the mixed-use development that is under construction. Here are couple photos of the project from Brighton Boulevard. 31st and Brighton Boulevard 31st and Brighton Boulevard Just a short distance away and also located on Brighton Boulevard is The Source Hotel. Dynia Architects designed the hotel and. Zeppelin Development is the developer.  The hotel is taking shape adjacent to The Source marketplace. The Source Hotel RiNo The Freight Residences at the TAXI campus are just about complete. This project was also designed by Dynia Architects and is being developed by Zeppelin Development. Mill Creek is the developer and The Mulhern Group is the architecture firm that designed this development. 2980 Brighton Boulevard The final project we will look at is the Crossing at Denargo Market– a five-story project that will house 321 apartment units. This development is located on the edge of RiNo and Denver's Ballpark neighborhood. It has been a couple of months since the last time we took at look at the construction sites in the RiNo and Five Points neighborhoods of Denver. The first project seen below, is the construction site of 2300 Welton. This low-income residential development will offer 223 units once completed. Humphries Poli Architects designed this structure. Five Points construction Just a short distance farther down Welton at 25th Street is The Wheatley project. This mixed-use development was designed by Denver-based Craine Architecture. RiNo & Five Points summer construction update

It is time to take a look at the construction that is taking place in Denver's Five Points and RiNo neighborhoods. The first project that we will look at is the 2300 Welton development, a subsidized project that will include 223 units in Five Points. 2300 Welton Just a few steps up Welton is The Wheatley mixed-use project at 25th and Welton. In our last update the foundation work had just been completed, now many of the units have been framed in. The Wheatley On the edge of RiNo and Curtis Park is the Savile Row project at Lawrence Street and 32nd Street. Once fully built Savile Row will include 6 individual homes. Savile Row Denver A construction fence and work is underway at the site of the Alloy on Lawrence townhome project at 32nd Street and Lawrence. To learn more about the Alloy on Lawrence, take a look at this article from June. Alloy on Lawrence Just a short distance away is the the Larimer Row development at 34th and Larimer. The first units are now complete. This development will include 28 townhomes. Larimer Row Just a block away and pictured below is the 35th and Larimer project that broke ground in July. This is a mixed-use development that will feature ground floor space that can either be used for retail or office, and above that will sit two floors of residential units. To see renderings of this project click here. 35th and Larimer Over at 32nd Street and Blake is the Factory Flats development that will feature for-sale units. The units will be powered by solar panels. Factory Flats Seen in the below photograph is the Backyard on Blake project. An existing brick building is being incorporated into this development that will feature residential, office and retail components at 30th and Blake Street. Backyard on Blake The Hartley Flats apartment project is nearing completion at 27th and Walnut Street. The exterior finishes are now in place. Hartley Flats Denver Jumping over to Brighton Boulevard and 31st Street we find a crane has been installed at this mixed-use development that will include residential and retail elements. 31st and Brighton Boulevard Adjacent to The Source marketplace, we can see that dirt is being moved for the Source Hotel on the righthand side of the below photograph. It was announced a couple weeks back that New Belgium will be bringing a pilot brewery to the hotel. The Source Hotel Seen below is the Freight Residences that is being constructed at the TAXI campus. Dynia Architects designed this project and all of the other buildings at the TAXI campus. Freight Residences The last project we will look at is the on the edge of RiNo and Denver's Ballpark neighborhood. The Crossing at Denargo Market is a five-story project that will house 321 apartment units. The Crossing at Denargo Market On a side note, as I was taking pictures of The Crossing at Denargo Market, I couldn't help but notice a trash can was on fire. It was a peculiar scene. Hopefully urban trash can fires are not a common occurrence. Kudos to the gentleman from RTD who did not hesitate and quickly put out the fire with a fire extinguisher. Solar powered homes under construction in Wheat Ridge

Currently under construction in Wheat Ridge is InCarnation, a residential development  at West 39th Place between Sheridan and Harlan. This project includes 7 single-family homes, 8 paired-homes, and 11 row-homes. The paired-homes are all under contract.

The developer is Urban Green Development, the same firm that is creating the for-sale Factory Flats condo project in Denver's RiNo neighborhood. GreenSpot Real Estate is providing brokerage services.
“We wanted to provide people with an alternative to high-priced living without settling on quality. InCarnation is northwest Denver adjacent making it ideal for people who want to enjoy the recreation and entertainment those neighborhoods have to offer, but who can’t justify spending that amount of money on a neighborhood,” said Tracye Herrington, Co-owner & Co-Founder, Employing Broker, GreenSpot Real Estate.
This development is taking shape on the site of a former carnation farm. According to the development team on-site clean up took place before construction began due to the pollution caused by outdated carnation farming techniques. According to the City of Wheat Ridge, the city was at one point the world's number one producer of carnations (source).
The homes will be solar powered and the community is Energy Star certified. Eco-friendly engineered products and building materials are being used in the construction of these residences.

Construction begins on 35th and Larimer project

Fort Collins-based Drahota - A Bryan Construction company has announced that construction has begun on a mixed-use development at 35th and Larimer in Denver's River North (RiNo) neighborhood.

This development will include 66 residential units, and space for office and retail use. This project joins several other developments currently under construction in RiNo including the Factory Flats and the Alloy on Lawrence projects. The Source Hotel project was also announced this spring and is planned to take shape adjacent to The Source market on the 3300 block of Brighton Boulevard. Drahota is the general contractor and was awarded a $9.5 million contract to build the 35th and Larimer project. Existing structures on the property are being demolished to make room for this development.

“The flourishing arts community in the RiNo district has been conscientious about acknowledging the area’s industrial roots, even as it’s been transitioning to a cultural center,” said Terry Drahota, President. “This project respects that notion and we will be offering living and working space to a growing population.” Currently under construction four blocks from the site of the 35th and Larimer project is a RTD commuter rail station that will open at 38th and Blake. Once completed in 2016 this station will serve RTD’s East Line that will provide service to Denver International Airport with commuter trains that will reach a top speed of 79 mph.  Residential units will be available in 1, 2, and micro apartment options. The ground floor will feature five spaces that can be used for either office, restaurant, or retail use. Humphries Poli Architects designed this project and Littleton Capital Partners is the developer. This development is slated to be completed in June of 2016.
