Holland Partner Group is planning on breaking ground on a 161-unit apartment building at 18th and Little Raven adjacent to Commons Park.
Denver-based Studio PBA is the architecture firm that designed the project. Two levels of below-grade parking will be incorporated into the developemnt that will offer 170 parking spaces. The side of the structure that faces Little Raven will be four floors in height where a landscaped amenity deck with a pool will reside. The structure then steps up to seven floors as seen in the below rendering.
A mix of studios, one, and two bedroom units will be offered. A fitness room and a dog wash will also be featured. The studios will be around 460 square-feet in size and the largest two bedroom units will be over 1,300 square feet.
Holland Partner Group has yet to name this project, but an official name is expected in the next month or two.
“The concept behind the project is to capitalize on the proximity of Union Station. People at our project want to be close to Union Station with the energy, the buzz, and the connivance of the transportation at Union Station. Being across from Commons Park, we have designed it as an urban oasis. You are not living in the hustle and bustle, you are living on a quiet tree-lined street,” said Peter Petricca, senior development manager on the project.
The building expects to attract professionals as well as empty nesters looking to downsize.
A ground breaking for this project is slated for early June with the project taking 25 months to build.
Holland Partner Group has an in-house construction team that will build the project.
The Pivot Denver project that is currently under construction at 17th and Wewatta, and the 21-story Platform at Union Station that was completed in 2015 are both Holland Partner Group projects.
